Eaton Manor Country Estate is award-winning, family-friendly, and dog-friendly, with eight luxury holiday cottages (five of which have a private hot tub) and a large events venue set in 500 acres of peaceful countryside.

Sleeps up to 56 across 8 holiday cottages;

- The Manor House with hot tub - sleeps 14 in 7 en-suite bedrooms

- Toad Hall with hot tub - sleeps 14 in 6 en-suite bedrooms

- Pendennis with hot tub - sleeps 10 in 6 bedrooms (two bedrooms have accessible wet room facilities)

- Curlew Cottage with hot tub - sleeps 8 in 4 en-suite bedrooms

- Garden Cottage with hot tub - sleeps 3 in 2 en-suite bedrooms

- Great Western Lodge - sleeps 3 in 2 bedrooms

- Woodpecker Way - sleeps 2 in 1 en-suite bedroom

- Pheasant Walk - sleeps 2 in 1 en-suite bedroom

The Manor House, Toad Hall, Curlew Cottage, and Garden Cottage are all just 50 metres apart from one another, making them the ideal choice for a large group or family celebration.

- Toad Hall can seat 28 for dinner.

- Toad Hall, Curlew Cottage & Garden Cottage are also suitable for guests with reduced mobility.

Pendennis, Great Western Lodge, Woodpecker Way, and Pheasant Walk are just a short walk up the country lane.

- Pendennis is suitable for part-time wheelchair users.

The whole site can be booked, sleeping up to 56, for exclusive use of the estate and its facilities.

There is a large, stylish, fully accessible Events Venue onsite, ideal for special celebrations, weddings, retreats, team building and meetings.

Enjoy use of the huge games barn with large soft play area, playing field, covered, heated swimming pool (open Apr - Oct), and croquet lawn.

To make your stay extra special, choose from a variety of extra services, such as:

- **Dog Friendly:** Dogs are very welcome for a small extra charge.
We provide a welcome dog hamper, and there are fantastic walks from the door, and a warm dog wash.
- **Accessibility:** Pendennis is part-time wheelchair accessible. 
Toad Hall, Curlew Cottage and Garden Cottage are suitable for reduced mobility.
- **Hot Tub:** We have private hot tubs at The Manor House, Toad Hall, Pendennis, Curlew Cottage & Garden Cottage.
- **WiFi:** There is high-speed, reliable satellite internet across the site, which works in all bedrooms and is suitable for streaming on multiple devices.
- **Kitchen:** Modern and well-equipped kitchens, each with dishwasher, fridge, freezer, washer/dryer. Plenty of cutlery, china, glasses, inc. champagne glasses.
- **Dining Room:** Manor House seats 18, Toad Hall seats 28, Pendennis seats 12. 
Also, an onsite events venue which can seat up to 120 - perfect for large celebrations.
- **Sitting Room:** The properties all have large comfortable sitting rooms with wonderful views and open out to their own enclosed garden/patios.
- **TV and Music Facilities:** The properties all have flat Screen TVs, with a Smart TV in each sitting room, and radios with iPod docks.
- **Games Room:** Well equipped games barn on site, including large soft play area, and snooker, pool, table tennis etc.
Archery range also available - book in advance.
- **Heating and Open Fires:** The cottages have oil-fired central heating, which can be manually controlled in individual rooms.
- **Bedrooms:** All of the bedrooms are very well appointed, most can be set up with a superking bed or with twin beds. Nearly all are also ensuite.
- **Linen:** Fresh linen and soft towels are included in each cottage.
- **Bathrooms:** The cottages all have lovely bathrooms and shower rooms, nearly all of which are ensuite. 
There is plenty of hot water for all the bathrooms.
- **Children's Facilities:** Baby/toddler items are available to book in advance, free of charge. 
Games barn with large soft play area, croquet, cricket, football, and rounders.
- **Outdoor:** The large cottages for 8 or more, plus Garden Cottage, all have large, enclosed private gardens. 
The 3 small cottages have enclosed, private patios.
- **Swimming Pool:** Enjoy a private swim each day. Pool open April to October. 
Situated next to Pendennis and a 5-minute walk from the other cottages.
- **Parking:** There is ample, safe parking at each cottage, plus a large guest car park by the games barn, playing field and events venue.
- **Smoking:** The whole site and all the cottages are no smoking.
- **Electric Vehicle Charging:** There are 2 EV charge points in the guest car park on the main site (additional fees apply).
