The house dates back to the 19th century and has been carefully restored. There are ornate ceilings and original fireplaces alongside comfortable, modern furnishings and a Sonos system throughout. Three reception rooms give a group room to be together or apart, and the cinema room has a four metre screen, surround sound and an Xbox for film and games nights. The house sleeps up to 18 people across five bedrooms and the ground floor morning room. Each bedroom has a king bed, with two en suite rooms and three sharing a family bathroom on the mezzanine. There are sofa beds in three of the bedrooms and in the morning room, which has its own cloakroom. Please get in touch before booking so we can check the layout suits your group. The dining room seats all 18 at one table, and the kitchen is well equipped with a conventional oven and a steam oven, an induction hob, warming drawers and a big American style fridge freezer. If you would rather not cook, you are welcome to bring in a private chef, and we are happy to recommend a few trusted ones who work in the area. Outside there is a lovely garden with lawns large enough for croquet and football, and a play area for children with a treehouse, swings and a in-ground trampoline. A large terrace overlooks the grounds, with outdoor seating and loungers, a hot tub you can use all year round, a fire pit and a gas barbecue under the pergola, with plenty of seating for long evenings. Up to two well behaved dogs are welcome by prior arrangement. Knowle village is a few minutes away with a good range of pubs and shops, and the Grand Union Canal towpath is a short walk from the house. Kenilworth, Warwick, Stratford-upon-Avon and Leamington Spa are all a short drive away for a day out. The local station is a few minutes away by car, with direct trains into the centre of Birmingham in around 20 minutes. ## Facilities - **Dog Friendly:** We accept up to 2 well behaved dogs. Please keep them on the ground floor and off the furniture. Charges do apply. - **Accessibility:** Ramp access available.
