## About The Property

Our 4 self catering cottages are set around a pretty farmyard where a few chickens and ducks roam free. The cottages can be let individually in groups or as a whole site.

Dilly Cottage sleeps 4, pets welcome

Dining for 20 available in Function Room. This room is available for dining together, relaxing, playing board games and puzzles or browsing through the tourist information. Our recommended caterers can provide afternoon teas, drop off home cooked meals or why not treat yourselves to a delicious meal served to you restaurant-style and of course no drive home!

Straw and Clay Cottages - built from straw bales in 2012 these eco-friendly cottages are comfortable and light. Each cottage has a ground floor double bedroom and en-suite wc/wet room. Open plan sitting/dining/kitchen area with French windows leads to decking area. Upstairs each cottage has a double room, a twin room and a family bathroom with shower over the bath.

Dilly and Gilt Cottages (each sleep 4) - both these cottages are single storey with a double and a twin bedroom. There is an open plan sitting dining room with an archway to the kitchen. Family bathroom with shower over the bath. Each cottage has French windows leading to a patio area and fully fenced garden.

Disability access - the ground floor of Straw and Clay Cottages are fully accessible with ramped access to the front, space around the bed in the double room and in the wet room. There is level access to the decking at the back. Toilet stand and shower chair are available.

Guests are always welcome to help the owners feed the animals in the evenings. Our alpacas, donkeys, chickens, pigs and sheep are very friendly. Our small flock of sheep have their lamb in the spring and we often have lambs to bottle feed.

- Beautiful countryside and walks

## Facilities

- **WiFi:** WiFi is available in all cottages. There is a good EE phone signal. An EE mobile phone is available for guests use (cost not included).
- **Accessibility:** Straw/Clay Cottages: ramped to front, level access to decking at back. Downstairs bedroom with wet room. Toilet stand/shower chair available.
- **Dog Friendly:** Dogs are accepted in Dilly and Gilt Cottages by prior arrangement at no extra cost. Other pets usually accepted by prior arrangement.
- **Kitchen:** Each cottage has a well equipped kitchen with electric hob, oven, microwave, dishwasher, fridge freezer.
- **Dining Room:** Open plan dining areas in each cottage, and a further function room is available which can seat up to 20. External caterers can be arranged.
- **Sitting Room:** Each cottage has an open plan sitting area with sofas and chairs. All sitting rooms have double doors opening onto cottages private gardens.
- **TV and Music Facilities:** Each cottage has a Freeview TV. There is a communal library with a range of DVDs for guests use.
- **Games Room:** The function room has a range of books, DVDs and board games for guests use. There is an outdoor play area for children.
- **Heating and Open Fires:** Clay and Straw cottages has underfloor heating downstairs and radiators upstairs. Dilly and Gilt have night storage heaters.
- **Bedrooms:** Straw and Clay Cottages: 1 double downstairs bedroom, upstairs 1 double and 1 twin.
Dilly and Gilt: 1 double, 1 twin.
- **Linen:** All linen and towels provided. Sorry cot linen is not provided.
- **Bathrooms:** Straw and Clay Cottages: downstairs wet room, upstairs bathroom with shower over bath.
Dilly and Gilt Cottages: bathroom with shower over bath.
- **Children's Facilities:** Cots, high chairs, stair gates, children’s crockery, cutlery and microwave sterilisers available. Outdoor play area, selections of games and DVDs.
- **Outdoor:** Play area for children with swings, slide. Guests welcome to explore farm and meet animals. Our farm links with footpaths leading into forest.
- **Parking:** Off street parking for 2 cars per cottage outside each front door. More parking available on request.
- **Smoking:** No smoking inside please.
