Sleeps 2 to 38 in 9 step free cottages, with a garden dining lodge for summer time get-togethers.

Relax and enjoy the peaceful Lincolnshire countryside at Elms Farm Cottages. An ideal setting for a get together with family and friends. 

Stunning barn conversion into nine two and three bedroom holiday cottages. All step free cottages set round a pretty courtyard garden with outdoor dining areas and garden furniture.

All cottages are fully equipped and furnished to a high standard with wooden floors, leather sofas, wall mounted TVs and modern fitted kitchens. Cottages with cosy wood burners and level access. Several cottages have en suite bedrooms or wet room shower rooms suitable for wheelchair users or the less mobile guest.

Dining lodge in the grass paddocks for summer use, with outside tables, barbecues and pizza oven. Indoor seating for 22 on chillier evenings.

Wildflower meadow with over 20 acres of grassed paddocks with mown walkways and two lakes. Well behaved dogs are welcome at Elms Farm in 7 of our cottages.

The Granary is an early 18th century grade II Listed Barn with a vaulted roof, exposed brickwork and original old beams. Set in the same courtyard as our cottages and available for exclusive use with all nine cottages at Elms Farm. Wedding, special occasion and conference facilities available as a separate hire.

Two miles from the historic market town of Boston with Lincolnshire's largest weekly market and Farmers Markets. Walk to the local village pub for good food. Several farm shops, coffee shops and pubs within 8 miles.

Explore RSPB sites Frampton Marsh and Freiston Shore. Boston West golf course is next door to Elms Farm. Boston to Lincoln Sustrans cycle route and superb walking in the Lincolnshire Wolds.

Elms Farm Holiday Cottages provide a great location to discover the Lincolnshire Fens, Wolds and Coast with easy access to the Norfolk coast.

Open all year including Christmas and New Year - 2 nights breaks available in several cottages.

- **Hot Tub:** Hot tubs available with Stables. Oak, Elm and Acorn Cottages. Optional/extra charge to add a hot tub.

- **Kitchen:** Modern fully equipped kitchens all with dishwashers in all of Elms Farm Holiday Cottages.
- **Dining Room:** Each seats the number it sleeps. For groups we have additional trestle tables. Stables and Oak Cottages have large dining areas.
- **Sitting Room:** Each cottage has an open plan lounge/kitchen/diner. Comfy leather sofas in all cottages. Electric rise and recline chairs in several cottages.
- **TV and Music Facilities:** Wall mounted 50" TVs in each holiday cottage. Stables. Elm and Oak have TV in all bedrooms. Yew and Ash Cottages have a TV in the main bedroom.
- **Games Room:** Cricket, rounders, large Connect games for courtyard and grass paddocks. Childrens play area and a group dining lodge with BBQs/Pizza oven.
- **Heating and Open Fires:** Wood burners in Oak Cottage, Elm Cottage, Stables and Yew Cottage. Guest controlled electric heating in all cottages. Heating and logs included.
