## About The Property

Elsick House is situated just 8 miles south of Aberdeen and offers a perfect base for all types of party, close to the city but totally rural and private set back behind sweeping drives and with 12 acres of surrounding gardens.

This friendly family house mixes the old with the modern. Some parts date back to the 14th century but all rooms have been refurbished in recent years. Elsick is made for special occasions and celebrations and is unstuffy and very comfortable.

The house, until recently home to the Duke of Fife and his forebears the Bannermans, boasts 3 large and light reception rooms plus a study and whisky bar, breakfast room and kitchen. A spacious hall leads into a large elegant drawing room and a dining room which can seat 20 with ease, and there are double doors between these rooms to create a large open space. Eleven bedrooms all look out onto greenery and, combined with 9 very modern bathrooms, offer a unique level of comfort for such a large house.

Beautifully laid out grounds include a formal walled garden with herbaceous beds and, to the side, sweeping lawns with a summerhouse and furniture for a relaxed barbecue. There is a pond and a lake a little further afield so there's plenty of scope for exploration, although please keep a careful eye on any children.

The house can be taken on a self-catering basis entirely or can be fully staffed for a house party or those requiring an extra bit of pampering. This is a wonderful base for a group of friends heading to local golf courses, and for a family reunion or special occasion. The house is also well suited to a corporate gathering for a retreat venue  or meeting space close to Aberdeen.

For a wedding party you can enjoy exclusive use of the house and grounds for the bridal group for a three day weekend and there's a sensational marquee site within the walled garden which can accommodate up to 200 for a dinner and dance.

## Facilities

- **Dog Friendly:** Happy to have up to 2 pets in downstairs rooms excepting dining/drawing rooms due to colour of carpet/sofas. Please enquire.
- **Accessibility:** All reception rooms offer disabled access including toilet. Due to the age of the house bedrooms are not disabled friendly.
- **Hot Tub:** We can hire in a hot tub and have done so on several occasions.
- **WiFi:** WiFi available.
- **Dining Room:** Dining room can seat 20 at two tables with 14 at the main dining table. Breakfast room seats 16.
- **Kitchen:** Aga and island. 2 dishwashers. Double door fridge freezer with ice machine.
- **Sitting Room:** Drawing room connecting to the dining room and study.
- **TV and Music Facilities:** TV in the drawing room.
- **Heating and Open Fires:** Open fire in drawing room. Heating system is very efficient!
- **Bedrooms:** 11 bedrooms, 4 en suite: 2 single, two queen size double, 2 superking double and 5 zip and link which can be twins or double on request.
- **Bathrooms:** 9 bathrooms which have all been refurbished recently. 4 en suite. 2 are dedicated large shower rooms. 4 have new showers and baths.
- **Linen:** Egyptian cotton sheets and generous towels offered to all guests.
- **Outdoor:** Gas barbecue. Wooden tables and chairs for entire party. Summer house. Large lawns and walled garden.
- **Parking:** Unlimited parking for cars and coaches.
- **Smoking:** No smoking indoors due to legal requirements in Scotland.
