## About The Property

Elterwater Park Farmhouse sleeps 10

Once a 17th century traditional working farm, Elterwater Park is now a farmhouse and converted barns, surrounded by wonderful views of the Langdales and Loughrigg. It provides a peaceful and tranquil setting for your stay in the heart of the Lake District, for family get togethers and celebrations, or an active get away with walks from the door. Not suitable for hen/stag parties.

There are 5 individually designed bedrooms within the farmhouse, each with en suite shower, luxury toiletries. There are 3 double rooms and 2 twins ( two single beds) that can be made into a king. The dining room is bright and spacious, able to seat 10 and with windows that let in the morning sunshine, the ideal place to watch the birds on the bird feeders. The lounge has lovely views of the garden and a wood burning stove to keep you warm on cooler days. On warmer days you can sit in our beautiful garden, enjoy the views of the surrounding fells and watch the birds on the feeders.

Ample free off-road parking on the Cumbrian way. Secure bike store and drying room are available on request on site. We also have a Muddy Boots Tea Room that can be hired out for special occasions.

Whatever your interests, there is so much to see and do during your stay at Elterwater Park. We are perfectly located when it comes to walking as the Cumbria Way passes through the yard. Step from the door onto the Cumbria Way and walk to places such as Colwith Force, Tarn Hows or Elterwaters Lake of Swans. Be more adventurous and walk in the beautiful Langdale valley or other surrounding fells.

## Facilities

- **Dog Friendly:** One dog is allowed. Two small dogs may be allowed.
- **Accessibility:** Please ask for details.
- **WiFi:** Most mobiles get a signal somewhere on the property, free WiFi so if you have a smartphone you can make WiFi calls. WiFi can be patchy in barn rooms.
- **Kitchen:** The Farmhouse has a large farmhouse style kitchen.
- **Dining Room:** The Farmhouse has a bright and spacious dining room with windows that let in the morning sunshine.
- **Sitting Room:** The Farmhouse has a lounge with lovely views of the garden and a wood burning stove to keep you warm on cooler days.
- **TV and Music Facilities:** Digital TVs complete with Freeview and DVD players.
- **Games Room:** A selection of board games, jigsaws, books and outdoor games are available.
- **Heating and Open Fires:** Central heating and wood burning stove in the Farmhouse and bathrooms have underfloor heating.
- **Bedrooms:** 5 bedrooms in total, all en suite (three doubles and a two twins which can be converted to a King). Some have spectacular views over the Fells.
- **Linen:** All linen and towels provided.
- **Bathrooms:** All bedrooms have en suite shower rooms.
- **Children's Facilities:** Children of all ages welcome. We have room for 4 children in the two twin rooms
- **Outdoor:** The Farmhouse has a beautiful garden with barbecue, dining table and chairs, all with fabulous views.
- **Swimming Pool:** No pool, but there is always the lake for those feeling brave. There is a swimming pool at Langdale Spa.
- **Parking:** Plenty of parking.
- **Smoking:** Sorry we are a non smoking property.
