## About The Property

This 18th century barn on the Lancashire-Yorkshire border has been lovingly restored to provide a fantastic social space for up to 20 people. Open since summer 2021, the barn has been designed as a versatile venue ideal for family celebrations, friends' reunions, walking/cycling holidays, wellbeing or artistic retreats, corporate events and school trips.

The property is on a farm in the centre of pretty Kelbrook village, a few strides away from miles of open countryside... yet close to major transport links and bustling urban centres.

Please note this is not a "party barn" and because of its central village location we do have noise restrictions.

Inside, the huge 30-foot living room has comfy seating for 20+ people, a wood-burning stove, dartboard and pool table. Downstairs, the kitchen-through-dining room has ample room for 20 guests on tables which can be separated or pushed together. A washing machine and dryer can be found in the laundry/boot room.

Outside is a large south-facing garden and patio area, with seating for 20 people, barbecue and hot tub.

There are 7 bedrooms, all with en suite facilities, 4 of which are on the ground floor, including one adapted for disabled guests. Rooms can host double beds, singles or a combination of both, comfortably sleeping up to 20 people.

Located a 10 minute drive from the M65, the barn is 8 miles from the historic market town of Skipton in North Yorkshire, known as the “Gateway to the Dales”, and a good base for climbing Yorkshire's Three Peaks.

Plenty of shops and restaurants are available in our nearby towns, and the village boasts an excellent gastro-pub, a 2 minute walk from the barn, as well as a fish and chip shop.

There are public footpaths and cycle trails in and around the village, including the Pennine Bridleway, the Pennine Way and the Gisburn Forest mountain bike track in the Forest of Bowland. The Leeds-Liverpool Canal with its accessible towpath is just a mile away, and a short drive from the barn is the magnificent Pendle Hill, noted for its infamous witches.

Within an hour's drive are the vibrant cities of Leeds and Manchester, or the majestic mountains of the Lake District.

- **Dog Friendly:** Well-behaved dogs welcome, strictly by prior arrangement with owners.
- **Accessibility:** 1 disabled adapted bedroom on ground floor with en suite wetroom. Snug and dining kitchen on ground floor accessible to disabled guests.
- **WiFi:** Free WiFi. Mobile phone and 4G signal reception best by windows/outdoors as the barn walls are extremely thick!
- **Kitchen:** Fully-equipped kitchen with gas hob, double electric oven, tall fridge, fridge-freezer, dishwasher, microwave, kettles, toasters.
- **Dining Room:** Open-plan kitchen/dining room with seating for 20+ people around four tables which can be pushed together if required.
- **Sitting Room:** First floor 30-ft living room with woodburning stove, beams and seating for 20 plus people. Pool table, dartboard, piano. Separate ground floor snug.
- **TV and Music Facilities:** Two large flat-screen TVs in dining room and living room, and smaller flat screen TV in snug.
- **Games Room:** There is no separate games room but the living room has a pool table and dartboard. Selection of books and board games. Ride-on outdoor toys.
- **Heating and Open Fires:** Wood burning stove in living room with complimentary basket of logs. Solar-powered underfloor heating throughout ground floor.
- **Bedrooms:** All 7 are en suite with zip-&-link beds (superking-size doubles or standard singles). One room disabled-friendly.
- **Linen:** Bed linen and towels included.
- **Bathrooms:** 5 bedrooms have en suite shower rooms; 1 bedroom has bath with shower over; disabled bedroom has en suite wetroom. 1 communal unisex toilet.
- **Children's Facilities:** Animal petting area and playpark. Selection of books, games, and toys available. Stairgates, travel cots, high chairs, supplied. Level garden.
- **Outdoor:** Large private garden at rear of barn backing onto open countryside. Barbecue, patio area with garden furniture and Scandanavian wood-fired hot tub.
- **Parking:** Private parking area for 7 vehicles at rear of barn with more spaces available nearby.
- **Smoking:** Permitted outside if using ashtrays and pots provided.

### Headline rates

- From **£4800** per week
- From **£3000** for a 3-night weekend
- From **£2500** for a 2-night weekend

## Booking Information

- A deposit of 10 per cent of total fee required to confirm booking. A refundable bond of £200 is also required. Bookings start at 4pm on arrival day and end at 10am on departure day. Sorry, but because of location of venue (centre of village) we do not accept stag/hen/single sex/under 25s.
