The house sits in its own 17 acre garden and we are happy to welcome dogs. The outdoor hot tub is available year round, there is a beautifully renovated kitchen and a large dining room that can seat 24. A smaller property situated in the grounds can be added for extra beds if required. Menzies Steading is a newly converted stone farm building which offers accommodation for 10 adults in 5 en suite bedrooms and there is also room for 2 extra children/youths on a sofa bed in a mezzanine area with bedroom 5. This property is fully accessible to wheelchair users and has a ground floor bedroom with wet room facilities. Both properties are ideal for family groups of mixed ages, small intimate weddings and friends getting together. The houses are in a great location within a couple of miles of the holiday town of Aberfeldy which has a host of fine shops and galleries varying from traditional to the more contemporary. The Highland location makes Farleyer a great base for walking, golfing (with 4 courses nearby and Gleneagles a 45 minute drive away) and angling (trout permits available or ask us about Salmon Lets). The more energetic in your group can enjoy canyoning, white water rafting, abseiling and cliff jumping. ## Facilities - **WiFi:** Both properties have free WiFi and good mobile reception (4G). - **Accessibility:** No downstairs bedrooms in Farleyer but Menzies has a ground floor bedroom with wet room, and is fully wheelchair accessible. - **Dog Friendly:** We welcome all pets - £20 each per week. - **Kitchen:** A newly renovated kitchen with beautiful modern appliances. Ideal for a private chef or joint family cooking. 6 ring gas hob, 2 ovens, 2 dishwashers. - **Dining Room:** Farleyer: Large dining table that seats 24. Menzies Steading: Dining table that seats 12. - **Sitting Room:** Farleyer: Media room with 82" TV, surround sound DVD, open fire and bar. Also separate formal Drawing Room with open fire and numerous sofa. - **TV and Music Facilities:** Farleyer: 82" TV and surround sound . Menzies: 50" TV with surround sound DVD and bluetooth Bose Sound system. - **Games Room:** There is no games room but lots of outside lawn games provided. - **Heating and Open Fires:** Both heated by wood chip biomass boilers, so cosy. Farleyer: Two open fires - wood provided. Menzies: open fire with wood provided. - **Bedrooms:** Farleyer: 9 bedrooms sleeping 18 in a mixture or twin, king and super king size beds. All en suite with shower and baths. Menzies: 5 en suite rooms. - **Linen:** Bedroom linen and towels provided. Towels provided for hot tub in Farleyer - **Bathrooms:** Farleyer: 7 en suite bathrooms, 1 shower room (for bdrm 9), 2 downstairs bathrooms.
