The Farmhouse is a large luxury holiday house near Bury St Edmunds in Suffolk, sleeping 14 and perfect for family get togethers, special occasion weekends and for celebrating birthdays and other events with friends.

Set on the Nether Hall Estate, the Farmhouse offers extensive living accommodation, including a large dining room seating the whole group, comfortable sitting rooms, and a garden room (the Greenhouse) with views over the garden. For entertainment, there's a cinema room with a large screen and surround sound, and a games room.

There are 7 bedrooms, 6 with en suite facilities, spread over 2 floors, each with its own smart TV, and there is a sofa bed in the snug with adjoining wetroom for those requiring single level accommodation. There is an 8th bathroom/shower room in the Greenhouse.

Outside the options continue. The Vinehouse patio area is set up for relaxing or al fresco dining, and there's an undercover space too, the Retreat, with an open fire for chillier evenings.

The large heated outdoor swimming pool is available Mid-April to end-October. The indooor spa, sauna and large gym are available year-round.

Well maintained gardens surround the Farmhouse, which overlook large areas of parkland and water meadows, including a large lake, as well as 100 acres of woodland and extensive farmland, where numerous wildlife species can be seen. There are many footpaths and private paths. Tennis, squash and boules courts, table tennis and croquet. For children, there is a treehouse, climbing frame, slide and swing. 1200 sq ft event space available for hire.

The Farmhouse adjoins the pretty village of Pakenham, with a pub, a small shop, a windmill and a water mill. Nearby are many acclaimed pubs and restaurants. Visit the Abbey Gardens, the Cathedral or the Greene King brewery in historic Bury St Edmunds. Both the Suffolk and Norfolk coastlines with their charming towns are easily accessed for a day out, as is Cambridge with its colleges and punting.Or try boating on The Broads, racing at Newmarket, or visiting some stunning local National Trust and similar properties.

Please note - we are unable to accept bookings from hens, stags or groups of under 21s.

- **Accessibility:** Spread over 4 floors, no bedrooms at ground floor level, although there is a large luxury sofa bed in the Snug, which has an adjoining wetroom.

- **WiFi:** WiFi available throughout, including the Greenhouse, the games room and the pool/Pool Pavilion.
- **Sauna:** Large sauna with hot coals; steamer; infra-red. Can accommodate 14.
- **Swimming Pool:** Large heated outdoor pool, avaliable mid-April to end-October. Large pergola, sun loungers etc.
- **Games Room:** Table football, gym equipment, 55" smart TV, drinks fridge, soft seating. Board games in the Snug.

- **Kitchen:** 6 element hob, double electric ovens, larder fridge, 2 dishwashers, microwave, coffee machine. Large island with stools. Utility with washer, dryer.
- **Dining Room:** Large room with table seating 14/16. Electric wood burner, reading corner with views over parkland.
- **Sitting Room:** Light and airy drawing room with plenty of comfortable seating, open fire and views, large but cosy snug with 55 inch Smart TV, alcove with desk area.
- **TV and Music Facilities:** 55" Smart TV in snug, 75" TV in Cinema room with surround sound and DVD player. Smart TV in all bedrooms. Netflix, Sky Sports, Apple TV, iPlayer/ITVX.
- **Heating and Open Fires:** Biomass heating system, underfloor heating in kitchen and bathrooms. Large open fire in drawing room, electric wood burners in dining room and snug.
- **Bedrooms:** First floor: 3 superking, 1 double, all en suite, 3 with bath and shower, 1 wetroom.
Second floor: 1 s/king, 2 zip link s/king or twin. All have TV.
- **Linen:** Luxury bed linens (on Hypnos cashmere beds) and all towels provided. Goose feather and down bedding, non-feather on request.
- **Bathrooms:** 6 en suite: 4 with bath and shower, 2 wetrooms (plus 1 more at ground floor level). Underfloor heating in all.
Wetroom in Greenhouse too.
- **Children's Facilities:** High chair and cot on request. Access to a large tree house, climbing frame, slide and swing. One of the four Netflix subscriptions is for children.
- **Outdoor:** Estate parkland, woodland and lake. Garden room, outside dining table and seating. Tennis and squash courts. Outdoor pool, indoor spa, sauna and gym.
- **Parking:** Car park for 10 cars.

- **Smoking:** No smoking or vaping in any part of the property please.
