## About The Property

Fawcett Mill was built as the Mill Owners House in 1794 and is comfortably furnished in country style with wood beams, log fires, old ranges and 4 poster beds, as well as a sauna, and dining tables enabling everyone to eat together in the same room in front of the Victorian wood burning range.

Outside as well as the stone built BBQ area, pub style bench tables and umbrellas, there are extensive terraces and patios bordering the stream and a hot tub facility by prior arrangement.

Fawcett Mill has 3 double bedrooms (2 with 4 poster beds), 4 twins (1 with additional bunk beds), and 2 double sofa beds in the lounges (+cots). The cottage is fully centrally heated with solid floors & rugs on the ground floor and fitted carpets throughout the 2 bedroom floors. It has 2 kitchens, 4 bath/shower rooms & a ground floor & top floor lounge. There's free WiFi in the living and dining areas. There is a charging facility for electric vehicles in the car park.

The local village of Orton with our "Local" The George, tea-rooms, post office/shop and chocolate factory is 1.5 miles away in popular walking country and on the path of the Coast to Coast walk. There is a local Farmers Market in the village on the 2nd Saturday of each month.

Located in the Eden valley in the Yorkshire Dales National Park in 7 acres of meadowland with the stream running through it from a visible adjacent waterfall, the grounds look across to the quiet Howgill Mountains, and the cottage is hidden in the small valley just 2 miles from the M6 motorway. The cottage is just inside the Yorkshire Dales National Park and only a short way from the Lake District National Park, ideally located for visiting the many attractions in both National Parks.

In line with recently introduced legislation, the cottage has had a full written Fire Risk Assessment, and has implemented the recommendations.

## Facilities

- **Dog Friendly:** By arrangement at £30 extra per dog. Dogs must have their own feeding dishes, not go on beds, chairs or sofas and be on lead.Sheep country!
- **Accessibility:** Limited.
- **WiFi:** Payfone mobile coverage on some networks in some parts of the cottage. Free WiFi in the Living /Dining Room. Not fast but ok for emails and searches.
- **Kitchen:** 2 kitchens the larger being adjacent to the dining room, the smaller often used as the "bar" area!
- **Dining Room:** The Dining Room is adjacent to the main kitchen, and will seat all close to the log burning Victorian range.
- **Sitting Room:** 2 sitting rooms one downstairs and one on the top floor.
- **TV and Music Facilities:** Each of the 2 lounges have large led flatscreen TVs connected to Freesat, video and CD system. There are stereo blue tooth speakers in the dining room
- **Heating and Open Fires:** Central heating throughout plus a log burning Range in the dining room and a log burning stove in the ground floor lounge.
- **Bedrooms:** 3 double bedrooms (2 with four-poster beds). 4 twin and 2 bunks as well as 2 double sofa beds/futons.
- **Linen:** Bed linen provided. Please bring your own personal towels. If required bed linen is left out for the sofabed/futon.
- **Bathrooms:** 2 bathrooms - one is en suite and the other bathroom on the ground floor, and 2 shower rooms one on ground floor and one on middle floor.
- **Children's Facilities:** 2 cots, 2 high chairs.
- **Outdoor:** Stone built BBQ outside main kitchen door to patio an 3 pub style bench tables with parasols on upper patio and seating on lower terraces by stream.
- **Swimming Pool:** No. But the stream can be fun to paddle around in in the summer.
- **Parking:** Ample private parking in turning circle immediately adjacent to cottage.
- **Electric Vehicle Charging:** There is a charging facility for electric vehicles in the car park.
- **Smoking:** Absolutely No Smoking of either the tobacco or electronic type indoors.
