## About The Property

Fenns Barn and Foggs’ Barn – perfect for groups of up to 14, and not available separately

These two well-equipped stone barns offer the ideal countryside escape for families and groups. Set opposite each other within our traditional farmyard, the two beautifully converted barns combine shared experiences with the comfort of having your own space.

Each barn sleeps up to 7 guests and each has 3 comfortable bedrooms  (14 guests in total). All bedrooms have zip-and-link beds, with the standard layout being two doubles and one twin in each property (alternative arrangements can be requested at the time of booking). A single put-up bed is available in each barn for the additional seventh guest. For younger visitors, each cottage also provides a travel cot (please note, you’ll need to bring your own cot bedding).

Both Fenns and Foggs’ Barn have their own private lawned areas at the rear, perfect for relaxing, dining outdoors, or giving children space to play. The farmyard has ample room for parking and the double gates can be closed for added peace of mind.

For an extra touch of indulgence, wood-fired hot tubs are available in the garden of each property for an additional charge. These must be arranged in advance, so please enquire before booking. The tubs are filled and heated by guests and take around three hours to reach their ideal temperature. However, if you would like the hot tubs filled and warmed ready for your arrival, please let us know as we may be able to offer this as a complimentary service.

Guests who book both barns together also enjoy exclusive access to the Games Shed, which includes table tennis, badminton, children’s activities, and more; ideal for all-weather fun and friendly competition.

The barns are located in peaceful countryside, just a short walk from the heart of the pretty conservation village of Butterton in the Peak District National Park. Here you’ll find the popular Black Lion Inn, serving locally sourced food and real ales (booking is recommended).

A relaxed and beautiful rural setting, thoughtful facilities, and plenty of space to come together—Fenns Barn and Foggs’ Barn make a wonderful base for your next group getaway.

## Facilities

- **Accessibility:** The car parking area is gravelled. There are ramps into the doors of Foggs' Barn and Fenns Barn, but all showers have a step of 4cm into them.
- **Hot Tub:** There are 2 wood fired hot tubs available, one hot tub situated in the garden of each property. These are charged at an additional cost.
- **WiFi:** Available at each of the 2 properties.
- **Bathrooms:** There are 2 shower rooms in Foggs' Barn and 1 shower room and 1 bathroom in Fenns Barn.
- **Bedrooms:** There are 3 bedrooms in each property, all bedrooms can be made has double or twin rooms. Extra put-up and travel cot in each property for guests.
- **Games Room:** The outdoor games barn has table tennis, badminton and table top games available for guests to use.
- **Dining Room:** Foggs' Barn has a large dining table seating 14 and Fenns Barn has a dining table to seat 7.
- **Kitchen:** Each kitchen has an electric hob and cooker, dishwasher, toaster, Tassimo coffee machine, washer/dryer and microwave.
- **Everyone Can Dine Together:** Enough seating around the large dining table in Foggs' Barn for 14 guests.
- **Heating and Open Fires:** Both Fenns and Foggs' Barn have underfloor heating and thermostat radiators upstairs from an external oil boiler. Foggs' Barn has a log burner.
- **Linen:** All linen is provided for the beds, except for the travel cots, which guests bring their own bedding for.
- **TV and Music Facilities:** Foggs' Barn TV is freeview through Sky and Fenns Barn TV is freeview from aerial. Both have a Now TV box connected.
- **Sitting Room:** Comfy seating for in Foggs' barn for 12 and in Fenns Barn for 7.
- **Outdoor:** Outside dining in each of the gardens and also a charcoal BBQ in each garden.
- **Children's Facilities:** Travel cot in each property. High chair in Fenns Barn and 2 booster seats for chairs in Foggs' Barn. Playhouse in the garden of Fenns Barn.
- **Parking:** Plenty of off-street parking at the front of each property.
