## About The Property

Sleeping up to 15, The Firs is an idyllic and spacious family getaway in the heart of Suffolk's Area of Outstanding Natural Beauty. Offering stunning countryside views, The Firs is also situated only minutes away from the very beautiful coastal village of Orford, and just a short drive from Aldeburgh, Shingle street, Bawdsey and Southwold beaches. The Firs is a wonderfully comfortable home, and ideal for spending time with family and friends. It may be possible for you to bring your dog too, but please enquire first.

Whatever the reason for your stay, The Firs has something for everyone: a large, modern and fully equipped kitchen with a large range cooker, making for easy group catering; three reception rooms including a dining room (with space for everyone to eat together), a family sitting room and a drawing room with games. A separate games room is situated in an out-building next to the hot tub decking.

Sleeping accommodation is in the 5 upstairs bedrooms, with the option to have two of the guests to stay on the sofa bed in the drawing room - this set-up is also very convenient for those guests who require a wheelchair, or others who struggle with stairs. Some of the bedrooms have link-beds for flexibility (can be either a superking bed, or two singles), and 2 have en suite facilities.

There are two en suite shower rooms, a family bathroom with bath and shower, plus a downstairs loo.

Outside there's plenty of space for children to run around, outside dining furniture for 12, and a fabulous hot tub.

- **WiFi:** Fast broadband provided throughout.
- **Accessibility:** The ground floor can be reached without negotiating steps, and there is a sofa bed on the ground floor. There is also a downstairs loo.
- **Dog Friendly:** Yes, pets are allowed, but please contact me to arrange this.
- **Kitchen:** Large well presented and fully equipped kitchen. Large 6 hob, 2 oven range oven, kitchen table and chairs and all the crockery, cutlery, pots.
- **Dining Room:** Beautiful dining area for up to 15 at one large dining table. Log burner.
- **Sitting Room:** Comfortable seating area with an open fire, TV (with Roku stick) and a variety of DVDs. Separate drawing room with log burner, games and a sofa bed.
- **TV and Music Facilities:** Large TV with Roku Stick, Netflix, DVD player and large selection of DVDs.
Music system provided.
- **Games Room:** The drawing room is equipped with a number of board games, a chess table, playing cards. There is also a mini pool table in the outhouse.
- **Heating and Open Fires:** The sitting room has a lovely large open fire place and both the dining room and drawing room have log burners. Oil-fired central heating throughout.
- **Bedrooms:** 5 large bedrooms in total: 2 are en suite family rooms (superking plus bunks or single bed), 3 kingsize. 2 can take the sofa bed (drawing room).
- **Linen:** We provide all linen. This includes pillowcases, sheets, duvet covers and a towel each. Hand towels are provided in the bathrooms and toilet.
- **Bathrooms:** Family bathroom, newly refurbished with a bath, shower, toilet. Two of the bedrooms have en suite shower rooms with toilets. Downstairs loo.
- **Children's Facilities:** Large spacious garden to explore and a selection of garden games. The drawing room has a number of board games.
- **Outdoor:** Spacious garden. Wonderful cosy hot tub! Outdoor seating for at least 15.
Barbecue: please bring charcoal and fire lighters.
- **Swimming Pool:** Gorgeous hot tub in a private courtyard.
- **Parking:** Plenty of parking available.
- **Smoking:** Please only smoke outside and use the cigarette bins provided. Please do not throw cigarette ends into the flowerbeds.
