Flintstone Cottages is a perfect base for any large group wishing to get together for whatever reason but still retaining an element of independence within the 5 cottages if needed. Ideal for families, friends, wedding guests, hen do's, motor, horse racing, polo enthusiasts, walkers, cyclists or for somewhere to just relax.

Located near Chichester, Goodwood Estate, the South Coast with it stunning sandy beaches, the South Downs, Arundel and Brighton.

The Lodge: 3 king or twin rooms, master en suite shower room and family bathroom with bath and shower. Open plan kitchen, dining and living area. Disabled accessible.

The Cottage: 1 king or twin room and 2 doubles, bathroom with bath and shower and separate cloakroom. Open plan kitchen, dining and living area with wood burning stove, patio doors to a decking garden area.

The Barn: 2 king beds (1 on mezzanine floor) or twin rooms and bathroom with bath and walk in shower. The open plan kitchen, living and dining area with wood burning stove has patio doors to a decking garden area.

The Loft: 2 double beds and a bathroom with shower over. There is a galley-style kitchen, dining area and separate living room with balcony and wood burning stove.

The Garden Room: super king or twin room and en suite shower room. The open plan living, dining and kitchen area has a wood burning stove and double patio doors to the decking area.

Each property also has a sofa bed for an additional 2 people, taking maximum capacity to 32. The largest indoor dining area could seat 12, outdoor up to 32. Both gas and charcoal barbecues are available.

Each cottage offers a fully equipped kitchen (including washing machine, dishwasher, microwave, fridge), Smart televisions, DVD players and free WiFi.

Open barn-style parking is available adjacent to the cottages, which are very secure and private being half a mile down a remote farm track. For those of you who enjoy cycling and other sporting activities a lock up barn is available to house bicycles, surfboards, paddle boards.

## Facilities

- **Dog Friendly:** We do allow well behaved dogs in some of the cottages but please ask first. There is an additional supplement for this.
- **Accessibility:** The Lodge has a disabled ramp and the main bathroom can fit a wheelchair. Plastic chairs are available for shower rooms. High rise loo seat available.
- **WiFi:** Free WiFi, mobile phone signal varies network to network.
- **Kitchen:** Fully equipped kitchens including washing machine, dishwasher, microwave, fridge/freezer/icebox.
- **Dining Room:** Dining areas for the maximum per property. The Lodge could be used to seat around 12 if needed.
- **Sitting Room:** Seating available for the maximum per property on very comfy corner sofas.
- **TV and Music Facilities:** All with Smart TVs, DVD players stereos.
- **Heating and Open Fires:** Electric heating in all, wood burners in 4 out of the 5 cottages.
- **Bedrooms:** Very comfy beds with quality linen throughout. Beds range from doubles, king, and superking, zip and link available in 7 out of the 11 bedrooms.
- **Linen:** All linen provided, 100% cotton. Duck and feather quilts and pillows. No cot linen - please bring your own.
- **Bathrooms:** Quality showers with baths available in all except the Garden Room (shower only). Towels provided.
- **Children's Facilities:** 2 travel cots (no bedding) and 2 high chairs available.
- **Outdoor:** Large garden, trampoline (at your own risk), small putting green, balls and putters. 4 charcoal BBQs. Garden furniture for each property.
- **Parking:** Large car port for 8 cars plus additional outside parking.
- **Smoking:** Outside only please.

## Booking Information

- Prices given are for whole site during low season sleeping 22. Additional supplements: use of sofa bed £30 per night, conversion to twin room £20 per room, pets £20. Min stay 3 nights, 5 nights during Easter and the busy summer months and 1 week at Christmas. Refundable £200 damage deposit is required per property.
