## About The Property

Gannel View is a spacious holiday house in Newquay, perfect for family seaside get togethers, weekends with friends and hen and stag groups. Offering 10 bedrooms and sleeping up to 22, this coastal house is well appointed with sea and country views.

And the setting is second to none! It's just a 20 minute walk into the centre of Newquay, with buses from the door and taxis available to get you home after a night out. Newquay has fantastic nightlife as well as brilliant surfing, and there are stunning sandy beaches for families, as well as the coastal path very nearby for keen walkers.

Leading from the large, light and airy entrance hall, Gannel View benefits from excellent social areas to make your stay comfortable and relaxing. A spacious lounge with ample comfy seating, with a large flat screen TV, DVD, and free WiFi. Tables in the large picture window offer the flexibility of sitting with the group and watching the world pass by.

The dining area can be found through an archway just off the lounge and, with its large oak tables, offers the ideal space to enjoy family or celebration meals. The patio doors make this a light, airy room in which to linger or perhaps you would prefer to sit out in the enclosed paved area which leads out from the dining room. A breakfast bar area also leads off the lounge and is ideal for that quick snack or more formal eating.

The well equipped kitchen has ample space to prepare meals, and includes a range cooker, dishwasher, microwave and an American-style fridge/freezer. There is a further preparation area leading off the kitchen. Adjacent to the preparation area is another lounge with TV and games console, plenty of books and board games to pass the time when you are relaxing in the house.

There is a third small sitting room with tub chairs for quiet relaxing and lastly a spacious games room with a pool table and dart board, leading to the enclosed garden.

Bedrooms are flexible and spread over the ground and first floors, perfect for multi generational groups or those who find stairs tricky. 9 of the bedrooms enjoy en-suite facilities of shower, hand basin and WC, with additional facilities on both levels.

## Facilities

- **WiFi:** At Gannel View there is free WiFI which can be accessed over the majority of the house.
- **Accessibility:** No specific facilities available, however there are 3 downstairs bedrooms and the majority of the house is on one level.
- **Dog Friendly:** We regret there are no pets permitted at the property.
- **Kitchen:** A well equipped kitchen, including an American fridge/freezer ice/water dispenser, microwave and dishwasher. Adjoining is a useful breakfast bar area.
- **Dining Room:** 2 oak tables/benches provide the perfect space for guests to dine. Extra dining available in the lounge. We also have high chairs available.
- **Sitting Room:** Relax and chill on 2 huge chocolate brown leather sofas or watch TV. Maybe watch the world go by from the seating in the bay window.
- **TV and Music Facilities:** 37" HD TV in sitting room.
Games console in playroom.
iPod dock/music player.
TV in all bedrooms (4 bedrooms digital/DVD TVs).
- **Games Room:** With pool table and dart board, also a small lounge with TV and games console with plenty of board games and books for guests to enjoy.
- **Heating and Open Fires:** Central heating to all of downstairs.
Electric heaters upstairs in all bedrooms.
NO extra charge for heating.
- **Bedrooms:** 9 en-suites, all have TV.

1st flr: 2D, 1 twin, 3 z/link - 1 with extra S, 1 connecting to bunkroom.
- **Linen:** All linen included.
All beds made up ready for guests arrival.
Bath mats and t towels also provided.
- **Bathrooms:** En-suite shower facilities in 9 of bedrooms. Also on first floor a separate wc.
And on the ground floor a luxurious bathroom with a Jacuzzi bath.
- **Children's Facilities:** TV and games console, box of duplo, plenty of books and board games. A pool table and darts board are available and situated in the games room.
- **Outdoor:** There is an enclosed garden, to the rear of the house, it has a charcoal BBQ and ample seating. It is very sheltered and lovely to sit and relax in.
- **Swimming Pool:** There is no swimming pool at the house but the Pentire Hotel across the road welcomes non residents to use their pool for a small charge.
- **Parking:** There is ample off road parking at the house for approximately 10 cars.
- **Smoking:** We regret there is no smoking in the property.

- Please contact owners for prices, they are happy to accommodate long weekends & midweek breaks, also often have last minute prices & special offers.
- 
- Changeover days are mainly Fridays, other days can be accommodated.
- 
- Weekends are set at 3 nights to allow guests a full day in the house on Sunday.
