Weekend bookings require a minimum of two nights - midweek bookings we take one night bookings

Exclusive use for groups. Perfect for any group type – families, student groups, sport and leisure clubs, golf societies, school trips, contractors and team building events.

The property is offered on a self-catering basis but can offer breakfast, lunch and evening meals on request at the time of booking.

Your visit can be tailor made and we can be very flexible to suit your needs.

The House offers free WiFi, TV with Sky, BT Sports channels, Netflix and other streaming services. With 20 en suite bedrooms the rooms can be configured to suit your requirements, twins or doubles, 2 x family rooms and one ‘easy access’ room also available. The House also provides a large lounge, breakfast/conservatory dining room to seat up to 45 guests, games room with a bar area (bring your own!), kitchens, laundry room, free car parking for 20, patio areas with BBQs and extensive gardens. There's also a conference room for up to 16 people all within a beautiful walled garden perfect for Corporate/team building events.

We are dog friendly!

The Coach House has 3 further bedrooms sleeping 7 with a lounge, dining room, small kitchen and bathroom.

The Garden House and Coach House are just a few minutes stroll from the centre of historic Stamford with its fine architecture from the 16th/17th Century. Burghley Park is just across the road, the centre piece of which is Burghley House listed as one of the 10 Treasure Houses of England, host to the Burghley Horse Trials in September.

Burghley Park Golf Club is a 5 minutes walk away. Rutland Water with its nature reserve & water sports activities, Sacrewell Farm and Shire Horse Centre, Barnsdale gardens & the Nene Valley steam railway are all within a short car journey.

The Garden House is easily accessible from many parts of the UK, with the A1 just a 2 minute drive from the house.

- **Dog Friendly:** Dogs are allowed with no charge. They must not sleep on the furniture and a bin is provided for waste.
Dogs must be declared at time of booking.
- **Accessibility:** Ground floor bathroom recently refurbished for 'easy access'
- **WiFi:** Free WiFi throughout the house and good mobile reception.
- **Kitchen:** Full commercial kitchen - 2 full size cookers, microwaves, fridges, freezer, dishwasher. All crockery and cutlery provided. Separate laundry room.
- **Dining Room:** Dining areas in Breakfast room and Conservatory overlooking the gardens, seating 45. White linen tablecloths, crockery, cutlery and glasses provided.
- **Sitting Room:** Comfortable large living area with sofas, wall mounted large screen TV. Also two meeting rooms that can be used as cinema room with projector/screen.
- **TV and Music Facilities:** Large screen TV with Sky Sports, Netflix and other streaming services in the main lounge plus DVD player and Karaoke machine.
- **Games Room:** Bar area (bring your own!), pool table, and 2 screens for games consoles. Numerous Board games for all ages and DVDs. Seating areas.
- **Heating and Open Fires:** Gas central heating.
- **Bedrooms:** Main house can accommodate 42 people. Rooms configured to your requirements - doubles, twins, family. Coach House has family room, double and twin.
- **Linen:** All the bed linen including towels are white and provided at no extra cost.
- **Bathrooms:** All rooms have en suite bathrooms with shower facilities.
- **Children's Facilities:** Cots and high chairs can be provided. The gardens are completely secure so a delight to both children and dogs
- **Outdoor:** Large secure walled gardens with patio areas, garden furniture and barbecues. Lawns with flower borders and shrubs.
- **Parking:** Secure free parking for up to 20 at the rear of the property.

The Garden House is located a 5 mins walk from Stamford train station and 10 mins from the bus station. The A1 is just a 2 minute drive from the house which is the main road for access north & south. We have free car parking for up to 20 cars

- **Location:** Stamford - is where we are located and just a 5 minute walk to the river and shopping areas.The city of Peterborough is 20 minutes drive away, so is Oakham which is a pretty market town.
- **Shop:** Walk 5 minutes to the town centre. Drive 5 minutes to Waitrose or Morrison's supermarkets. Stamford has some lovely exclusive shops in the cobbled lanes off the main street. Market day is Friday.
- **Food and Drink:** The William Cecil, the Bull and Swan, and the George Hotel are all a stones throw away with large selection of pubs and restaurants only 5 minute walk. Street food to fine dining - we have it all!
