Glebe House is a handsome Grade-II listed Georgian former rectory located in the quiet village of Upper Swainswick on the northern edge of Bath. Set within 1.25 acres of mature gardens and with far-reaching valley views, this substantial three-storey holiday home offers refined period charm with generous social spaces and modern comforts that make it excellent for family groups and special gatherings.

Downstairs, guests will find a series of elegant reception rooms allowing the group to socialise together or spread out for some quiet time: these comprise a library, drawing room and dining room with seating for 10. The well-equipped Smallbone & Devizes kitchen with Aga opens into a bright family room with bi-fold doors, a pool table and breakfast space. making it wonderful for relaxed entertaining. The house also includes a boot room, utility, cloakroom and direct access to the garden.

The house provides a total of 7 bedrooms and 3.5 bathrooms arranged across the 2 upper floors. The spacious principal suite includes built-in wardrobes, garden views and an en suite bathroom. There are 2 further bedrooms (plus a dressing room) and a family bathroom on the first floor, with a further 4 bedrooms, one with an en suite, on the top floor.

Outside, the westerly-facing terrace is perfect for al fresco dining in warmer months. The gardens have panoramic views of the surrounding countryside and are a mix of formal lawns, mature trees and a private tennis court.

The house sits next to the village church and is close to walking trails, riding routes, and the cafes and shops of nearby Larkhall. Bath city centre is just 3.5 miles from the door and easily reached by car, bicycle, or on foot. An opportunity for a relaxed country break with the many attractions of Bath almost on the doorstep.
