This former Victorian rectory was enlarged in 1903 as a shooting lodge. Recently it has been completely refurbished and modernised.
The house is perfect for large parties of friends and family. There is masses of space and huge potential for wedding parties, with ceremonies at either the beautiful church of Kirkandrews-on-Esk nearby or at Gretna Green, the wedding capital of the UK. The property is also be suitable for business meetings, corporate bonding, exhibitions and conferences.
Approached by a 200m private drive, the house sits by itself in beautifully tended gardens with extensive lawns. Spring bulbs, rhododendrons, azaleas and the rock garden are the main attractions.
Downstairs the spacious hall leads into the pretty sitting room, the huge panelled oak room and the dining room. From the dining room there is a study and a well equipped kitchen. Through the kitchen is the games room which has a full size snooker table and table football. A table tennis table is also provided.
Upstairs the 15 bedrooms all have their own bathrooms and all except two have garden views. The standard format of the house is 8 superking doubles and 7 twins . The format can be changed for an extra charge. There is a Stiltz lift and step free access. An upstairs bathroom has been enhanced for the disabled and the ground floor suite has a proper disabled friendly bathroom with drive in shower, hand rails and disabled friendly loo.
The house is tastefully and thoughtfully decorated throughout with neutral colours and beautiful fabrics.
Outside is a hot tub, barbecue and garden furniture to seat 24 and 4 sunbeds. There is a tennis court at the owner's adjacent property.
The local area is attractive and, being only 5 miles from the M74 and M6, it is a great place from which to access the North of England and the South of Scotland. The Lake District is only 40 minutes away and there are plenty of local attractions should you wish to leave the comfort of the house.
Basic shops can be found in Longtown (3 miles) and most major supermarkets are present in Carlisle, only 10 miles away.
