## About The Property

The Grange Manor House is an elegant Grade II-listed country house set in four acres beside the River Nar in Setchey, Norfolk.

With approximately 8,000 sq ft of space, eight bedrooms, eight bathrooms and flexible accommodation for up to 30 guests, it is ideal for extended families, milestone birthdays, reunions and weekends with friends.

Several reception rooms give groups space to gather and quieter places to relax. The drawing room has an antique piano and seasonal log fire, the library provides a peaceful retreat, and the cinema room features a projector screen and surround sound. A separate games room includes pool, table tennis, table football, a Wii and television. Free WiFi is available throughout.

The bedrooms are arranged across three floors, with a ground-floor bedroom and bathroom offering stair-free access. The spacious principal suite has a four-poster bed, dressing area and bathroom with roll-top bath and separate shower. A combination of double and twin beds, day beds, trundles and supplementary beds suits couples, adults and children. All agreed supplementary beds are made up before arrival.

The large kitchen is designed for group catering, with a double oven, two dishwashers, spacious hob and an AGA available in winter. The kitchen dining area seats 20 comfortably, while the formal dining room also accommodates up to 20 for special meals. Private dining with a recommended local chef can be arranged separately, subject to availability.

Outside, the large patio and double brick-built barbecue are ideal for outdoor dining, with coals and firelighters supplied. Guests can enjoy the full-size private tennis court, with tennis and badminton equipment provided. Archery and axe throwing can be arranged in the grounds, and clay-pigeon shooting is available locally.

Cots are available free of charge, with high chairs, stair gates and baby monitors on request.

The Norfolk coast is approximately 17 miles away, while King's Lynn is four miles from the house and has shops, supermarkets, historic buildings and direct trains to London. Sandringham, Ely, Cambridge and Welney Wetland Centre are also within reach.

- **Sitting Room:** Drawing Room overlooks the gardens, has an open log fireplace and antique feature piano. The Library provides another TV and area to relax and read.
- **TV and Music Facilities:** The house has an additional entertainment room with a surround sound cinema projection system. Perfect for watching films on Netflix.
- **Games Room:** There is a fully stocked games room which has its own TV, Wii and games, billiards table, table tennis and table football and darts.
- **Heating and Open Fires:** Number of period fire places with cast iron fires giving warm and an open log fire. The house is fully centrally heated.
- **Bedrooms:** There are 7 suites and a ground floor bedroom for stair free access. Additional beds are available.
- **Linen:** Linen is provided and all suite beds made. There are additional beds available for all the bedrooms which will be made up for your arrival.
- **Bathrooms:** 6 large en suite bathrooms and extra ground floor bathroom with separate toilet and shower. Luxury roll top bath in Master.
- **Children's Facilities:** Very child friendly with outdoor play area, tree swing, high chairs, travel cots, stair gates and intercom. WiFi, Wii, projector and games room.
- **Outdoor:** Grounds contain a tennis court, stone patio, BBQ Area, set on 4 acres of gardens, meadow trees onto open countryside and the River Nar.
- **Parking:** Large gravel drive with parking for over 20 cars.
- **Smoking:** Smoking is not permitted in the house.

- Due to The Grange’s size at 8,000 sqft, it can accommodate upto 30 people. There is 4 acres of outdoor space. In addition we have 8 bathrooms and large spread out kitchen area with separate dining room. There are 5 large rooms on the ground floor as well as a bedroom and shower room with toilet.
