## About The Property

There are a number of sleeping combinations available; we have z-beds, twins, day beds, trundle beds which can be added to most of the rooms in combination with the existing double or twin beds.

There are 8 bathrooms and shower rooms which will help a large family.

Grange Manor House is located in the village of Setchey in acres of beautiful private grounds backing on to the River Nar. The house is an elegant grade II listed country manor incorporating a full size tennis court and outdoor children's play area with swing and Wendy house. The oldest part of the house dates from the Queen Anne period. It has been decorated in a style sympathetic to its age and offers an ideal environment for celebrations and large family gatherings.

The Grange Manor House offers WIFI and all mod cons. The spacious kitchen has 2 ovens and the formal dining room offers seating for 16. In house dining can be arranged with our highly recommended Chef. Private archery lessons on the grounds are available, by prior arrangement. The entertainment room offers state of the art projector cinema system with surround sound, whilst the drawing room boasts log fire (seasonal), feature antique piano and views over the extensive grounds. The library is yet another space to relax and switch off.

The 8 double bedrooms spread over 3 floors; 7 en suites on 1st and 2nd floors and an 8th bedroom giving stair free access on the ground floor. The Orchard, Jinny and Master suites also have sofas, whilst the Jack, Jill and Bay suites come with additional day beds.The Master suite is huge with its own four poster bed, large walk in dressing area and bathroom with roll top bath, double wash hand basins and separate shower. On the top floor there is the Ailsa suite, again with en-suite toilet and shower. The Jack and Jill suites share an interconnecting large bathroom with bath and shower room. In addition to the 7 en suite facilities, there are two shower rooms with toilets and wash hand basins on ground and first floor.

There are additional occasional and sofa beds available. We have child friendly facilities, including travel cots, high chairs, stair gates and baby monitors.

- **Dog Friendly:** Only small dogs with pre-agreement.
- **Accessibility:** Ramp access to side patio and ground floor facilities, bedroom and toilet/ shower.
- **WiFi:** Free WIFI/ Internet is provided.
- **Kitchen:** 2 dining tables, double ovens, hob, 2 large fridge freezers, microwave ovens, toasters & kettles, 2 dishwashers, washing & dryer.
- **Dining Room:** The dining room is very well appointed, with fireplace and large cut glass chandelier. Seats 16. Additional dining for 12-16 in the large Kitchen.
- **Sitting Room:** Drawing Room overlooks the gardens, has an open log fireplace and antique feature piano. The Library provides another TV and area to relax and read.
- **TV and Music Facilities:** The house has an additional entertainment room with a surround sound cinema projection system. Perfect for watching films on Netflix.
- **Games Room:** There is a fully stocked games room which has its own TV, WII and games, billiards table, table tennis and table football and darts.
- **Heating and Open Fires:** Number of period fire places with cast iron fires giving warm and an open log fire. The house is fully centrally heating.
- **Bedrooms:** There are 7 suites and a ground floor bedroom for stair free access. Additional beds are available.
- **Linen:** Linen is provided and all suite beds made. There are additional beds available for all the bedrooms which will be made up for your arrival.
- **Bathrooms:** 7 large en suite bathrooms and extra ground floor bathroom with separate toilet and shower. Luxury roll top bath in Master.
- **Children's Facilities:** Very child friendly with outdoor play area, tree swing, high chairs, travel cots, stair gates and intercom. WIFI, WII, projector and games room.
- **Outdoor:** Grounds contain a tennis court, stone patio, BBQ Area, set on 3 acres of gardens, meadow trees onto open countryside and the River Nar.
- **Parking:** Large gravel drive with parking for over 20 cars.
- **Smoking:** Smoking is not permitted in the house.

- Due to The Grange’s 8,000 sqft means it can accommodate 4-24. There is 3 acres of outdoor space. In addition we have 8 bathrooms and large spread out kitchen area with separate dining room. There are 5 large rooms on the ground floor.
