## About The Property

Green Lane Cottage provides a private, tranquil setting, ideally situated for guests to enjoy the beautiful mid-Wales countryside.

The house has an abundance of character from the moment you step inside the parquet-floored entrance hallway which leads into the farmhouse-style, oak kitchen with dining table to seat 10 guests.  A ground floor, double bedroom is entered though the hallway, as is a homely sittting room with log burner, oak beams and a full-length picture window with garden views.  From the sitting room you may wish to move through to the conservatory, another bright, spacious room with excellent views of the garden and countryside beyond.

Making your way upstairs you will find 3 more bedrooms - a double bedroom with en-suite shower room, a twin bedroom with hand basin, plus a king-size bedroom with hand basin and shower.  There is a full bathroom upstairs and a separate toilet downstairs.  The 5th bedroom is situated on the first floor of the annex and is spacious with a king-size bed, TV, sofa and small kitchenette alongside an adjacent bathroom.

The ground floor of the annex is also where you'll find the games room with its full-size snooker table that proves a hit with so many guests. There's a dart board and table football game, with the inclusion of a sofa and bean bags this makes a great chill-out area.

The extensive garden with lawns, flowering borders and orchard overlook the panoramic views of the Severn Valley, as does the patio area with outdoor seating and a BBQ/firepit. Beehive Lane, where the cottage is situated, is a quiet country lane and there are several footpaths nearby for you to explare, including a section of the Servern Way walk. What could be a better way to unwind and relax than a soak in the large 6-seater hot tub, privately positioned in a shaded area of the back garden,

Green Lane Cottage isa perfect venue for gatherings or 2 or more families, or groups of friends seeking a quiet setting to enjoy each other's company in a spacious, comfortable environment. 1 dog in also welcome to join you during your stay.

## Facilities

- **Dog Friendly:** 1 pet allowed free of charge, but not allowed upstairs or on any furniture. They must be accompanied outdoors on a lead and mustn't dig in flowerbed.
- **Accessibility:** There is one small step at front and back door of property. There is a ground floor bedroom and toilet but no bath or shower on ground floor
- **Hot Tub:** Private 6 person hot tub in secluded part of garden.
- **WiFi:** WiFi in the property is good.
- **Kitchen:** Farmhouse-style, oak kitchen equipped with cooker, microwave, 5 ring hob, 2 fridges, freezer, pantry and dining table. Washing machine in utility
- **Dining Room:** Dining table in the kitchen to seat 10 guests.
- **Sitting Room:** Cosy, oak beamed sitting room with TV, log burner, and plenty of light from the picture window with wonderful views.
- **TV and Music Facilities:** TVs in sitting room and 5th bedroom above games room in annex
- **Games Room:** Full size snooker table is the feature of the games room in annex. It also has a dart board, table football game, sofa and coffee table.
- **Heating and Open Fires:** Log burner in sitting room. Oil central heating in house and annex
- **Bedrooms:** Main house has 4 bedrooms: 1 king sized, 2 double (one on the ground floor), 1 twin and a 5th bedroom with king size bed and bathroom in annex.
- **Linen:** All beds are made up with duvets. Bath and hand towels are provided for each guest, however, you may wish to bring and extra towel for the hot tub.
- **Bathrooms:** Bathroom with large bath. En-suite with shower. King room has shower and basin. Downstairs toilet.

Welshpool is less than 30 minutes drive with the very popular National Trust property – Powis Castle.

The mid-Wales coast is just over an hour’s drive away with plenty of choice from Aberdyfi, Aberystwyth, Barmouth, Borth, Tywyn or Ynyslas, to name but a few.

Birmingham and Liverpool are approximately 80 miles, or Cardiff and Manchester are 95 miles away.
