## About The Property

Greengill Barn is the perfect place for groups of family and friends to have a good time. It sleeps 16 in two comfortable bunk rooms of 8. Huge two storey living room with sofas, coffee tables, pool table, table tennis, darts, books, games and puzzles. Even LED flashing disco lights if required. Fully equipped kitchen/diner seats up to 20. 3 loos and 3 Mira Sport showers. Unlimited free superfast WiFi.

Camping and Caravanning Club campsite for caravans and tents within the property boundary for additional guests. (C&CC members only).

Located in Cumbria's Eden Valley near Penrith (9 miles) on the edge of both the Lakes and the Dales National Parks. 8 miles (15 minutes) to M6 north and south junctions, and 4 miles to A66. Penrith is 3 hours from Euston by train. The rolling Eden Valley is an ideal cycling and walking area. The barn is right on National Cycle Route 71, and 10 miles (20 minutes) from Ullswater.

Greengill Barn is an old stone barn upgraded and modernised but retaining all its original character, with a pool table, table tennis, darts and an abundance of outside space. Available for a minimum of three nights (mainly Friday, Saturday and Sunday) for very reasonable rates.

## Facilities

- **WiFi:** Unlimited free WiFi c50mbps. Mobile reception outside building.
- **Accessibility:** Ground level access on both storeys and a bunk room on each level however, the building is not adapted for disabled use. WC/shower on one floor only.
- **Dog Friendly:** Well behaved dogs are welcome at £25 per dog, per stay. Must be kept off furniture and poops must be scooped and disposed off in the bin provided.
- **Kitchen:** Fully equipped kitchen: large electric oven with five hobs, two fridges, freezer, two sinks, microwave, toasters, kettles, cutlery, crockery, glass.
- **Dining Room:** The dining kitchen has two tables placed end to end creating a large rectangular table with space for upto 20 diners . Adjustable, ambient lighting.
- **Sitting Room:** Main double height barn area with A frame beams, large double glazed skylights, south facing double doors, access to bunk room, night storage heating
- **TV and Music Facilities:** No TV. iPod / ipad or phone connection. Plug and Play. LED colour lights.
- **Games Room:** Contains pool table with a table tennis board which can be placed over pool table. Dartboard, puzzles, games, card table, books. Outside space.
- **Heating and Open Fires:** Barn is heated by night storage system with extra heating in winter. Radiators in shower room, kitchen/diner, bunk rooms and main recreation room.
- **Bedrooms:** Two bunk rooms each with 8 high quality wooden bunks and thick mattresses. 10, 3 feet wide, and 6, 2'6" wide. Both rooms have fire escape to outside.
- **Linen:** Bottom sheets are provided on bunks. Guests need to bring their own sleeping bags, pillows and towels.
- **Bathrooms:** Three loos, one with full length mirror and power point. Three Mira Sports showers with changing area in cubicle. Three washbasins. No extra charges.
- **Children's Facilities:** Suitable for older, mobile children due to steep wooden stairs. Space to play in main recreation room. Village playground within walking distance.
- **Outdoor:** Barn is on edge of a village with flat, grassed, outdoor space suitable for relaxing and playing games. BBQ and wood fired pizza oven in our orchard.
- **Swimming Pool:** Indoor pools at Penrith (9 miles) and Appleby, (7 miles). Outdoor pools at Askham (5 miles) and Shap (6 miles). Open water swimming in the LDNP.
- **Parking:** 4 roadside parking spaces alongside the barn and the orchard. (overflow parking may be available if required).
- **Smoking:** This is strictly a no smoking property. Smoking is permitted outside the main barn doors on the roadside only. Sand bucket provided.
