## About The Property

A 'modern castle', created specifically as a luxury holiday home for groups of up to 12 people, with 6 en-suite bedrooms, a large living space with dining and kitchen, games room, swimming pool and sauna.

Perched above the beach, this holiday house in Argyll is designed around the spectacular views - south to Jura and north to Mull over the Slate isles. Situated by the marina and on the seaward edge of the village of Craobh Haven, the area has a balanced mix of communities and activities.

There's plentiful off-road parking with access to the main living level up a few steps. A utility space houses coats and boots and a washer/dryer, alongside a cloakroom.

The open-plan living area is furnished in a contemporary but homely style with a wood burning stove, plentiful seating and a high quality bluetooth sound system. The well-equipped kitchen features handsome grey cupboards, a large fridge/freezer, 2 dishwashers and a range cooker. The bespoke dining table is large enough for 16 or by arrangement can extend to 20.

All bedrooms are designed to a high standard and have great views and a bath with shower - all apart from the twin and Hinba have a study space.

At lower ground floor there is a large games room with a 9’ snooker/billiards table that can convert to table tennis, a large screen, high quality sound system and exercise equipment.

Craobh Haven is an idyllic base from which to explore Argyll. Perfect for walks, local boat trips or water based activities.

Head south to the bustling town of Lochgilphead for a range of shops and eateries. Plenty of historic sites and walking trails lie scattered around the region; embark on the stunning Dalriada Heritage Trail from Carnasserie Castle, through Kilmartin Glen and the Moine Mhor National Nature Reserve, to see incredible landmarks.

Stop off at quaint Kilmartin for lunch and visit the Standing Stones, or journey along the coast to Crinan with its famous canal and nature reserves. At Barrandaimh: Argyll Beaver & Wildlife Visitor Centre follow the Beaver Trail, or pack a picnic and enjoy Dunardry Forest Walks.

Or take a trip north to Oban, the heart of the Argyll coast, shopping and access to Mull and the Islands.

- **Dog Friendly:** We welcome up to 2 pets - obviously we expect your dog will be as well behaved as our cheeky Golden Retriever!
- **Accessibility:** Level access is possible for the ground floor by arrangement. The main living floor is up steps but has easy access bedrooms at the same level.
- **Hot Tub:** Note - there is no hot tub but there is a pool and Finnish sauna.
- **WiFi:** WiFi throughout.
- **Swimming Pool:** Indoor pool with sauna available for use by arrangement March until November. There is a £350 supplement towards maintenance, linen and energy.
- **Games Room:** With snooker/billiards/pool 9' table - converts for table tennis. Large screen, exercise equipment - cards table, kitchenette.
- **Dining Room:** To seat up to 16 on main table with option to extend to 20 by arrangement.
- **TV and Music Facilities:** Large screen TV with sound system - high quality HiFi in Living spaces (Mission, Kef etc.) with bluetooth. Bluetooth speakers in bedrooms.
- **Heating and Open Fires:** there is under floor heating and a Log burner in main living space.
- **Bedrooms:** All have en-suite bathroom with shower, views and plenty of space, study space in most. 5 doubles (2 of which can be twins) and 1 twin.
- **Linen:** Bed linen and towels are provided.
- **Bathrooms:** 6 bathrooms - en-suite. Plus 2 cloakrooms.
- **Children's Facilities:** Board games, puzzles, large screen linked to broadband, play area in games room.

Craobh Haven is an idyllic base from which to explore Argyll. On the North Western side of the Craignish peninsula the house is by the heart of the marina and at the seaward edge of the village centre. Perfect for local walks and local boat trips or water based activities. Approximately 25 minutes north of Lochgilphead and 35 minutes south of Oban.

- **Building:** Ardfern is the othe side of the peninsular - about an hour walk or 10 minutes by car.
