## About The Property

Set in a beautiful setting in one of North Yorkshire's most scenic and popular villages, a short stroll from the pubs, tea rooms and steam train station. It really is a perfect place for a relaxing break. There are many beautiful walks from the house to suit all ages and abilities and a good range of tearooms and pubs to call on for refreshments. Dogs are welcome too.

Helena is a delightful holiday home from home in the North York Moors, enjoying an idyllic setting, and with 6 bedrooms there is plenty of room to accommodate everyone in comfort. A beautiful semi-detached house sleeping 12 comfortably and comprised of 2 en suite kingsize bedrooms, a third kingsize bedroom and 3 twin rooms with two additional family bathrooms and a downstairs toilet. It is the perfect place for a memorable reunion with friends and family.

There is a large lounge that seats 12 and the separate dining room has a table large enough for all 12 guests to enjoy celebration meals together. Both the dining room and lounge have open fires to relax in front of after a day out exploring. In addition, there is a separate fully equipped kitchen with breakfast bar and Aga, plus a utility room with washer and drier as well as a downstairs toilet.

The first floor has a large kingsize bedroom with en suite (and double aspect views), and two twin bedrooms with views over the local area which share a family bathroom. The second floor has a kingsize en suite, a further kingsize bedroom and twin room which share a family bathroom.

Outside the house has gardens to the front and back. There is off-street parking at the front and to the side of the house (for up to 4 cars). The back garden offers an enclosed and secure garden for children and dogs. In the back garden there is a large BBQ and dining area (for 12) and additional areas to enjoy the peace and tranquility of the area.

A visit to the village train station is essential, to watch or climb aboard the steam trains to ride to the historic towns of Whitby and Pickering, both offering a wealth of activities for day visitors, whether it be fish and chips on the beach or exploring historic Pickering.

- **WiFi:** Landline phone and WiFi. Mobile reception is patchy at best, so landline phone is available for use with honesty box for any calls made.

- **Dog Friendly:** Up to 3 well behaved dogs are welcome. The gardens are enclosed by walls/hedge and fences. Please keep them downstairs and off the furniture.

- **Linen:** All bed linen and towels provided - please bring your own beach towels.
