It's a beautiful six-bedroom property in rural Bedfordshire with a heated outdoor pool, hot tub, two private acres of gardens and room for up to 20 guests. Heronbrook sits in the rural heart of Bedfordshire and is easy to reach. London is around one hour by road, or 45 minutes by direct train from nearby Bedford station. Luton Airport is approximately 30 minutes away and one of the most convenient options for groups travelling from abroad. Heathrow and Stansted are both within 90 minutes. Once you're here, Bedford town centre, Rushden Lakes and a wide range of local activities are all within easy reach. As you arrive and the electric gates close behind you, Heronbrook welcomes you. The property has been designed around the idea that everyone should have room to be together. Underfloor heating runs through the ground floor, and the open-plan kitchen, dining and living area creates one generous social space that can comfortably fit your entire group. It's fully equipped for self-catering, with an island, a large dining table and everything you need to cook and eat together, and the garden and pool area is connected too when you want to take things outside. You'll have use of six bedrooms, each with its own en suite bathroom, plus a ground floor washroom. Every room can be arranged as a super king double or twin beds before you arrive, making it flexible for all kinds of groups including multi-generational families, mixed friend groups or celebrations. The living room has sofa beds for two guests. From May to October, you'll have private use of a heated outdoor swimming pool with sun loungers, a gas BBQ and al-fresco dining space. The hot tub runs all year round. There's also plenty of green space for games and activities if your party wants to make use of the space. A purpose-built studio on site is available (small extra cost) for yoga, fitness sessions, dance classes or wellness workshops. We can help arrange an instructor or facilitator - just let us know what you're interested in and we'll share what's available. ## Facilities - **Dog Friendly:** Pets are welcome but we kindly ask you to discuss this with us before booking. - **Accessibility:** The ground floor is completely accessible including a large bedroom with en suite bathroom suitable for wheelchair users. - **Hot Tub:** A large hot tub is available for you to use throughout your stay, and available all year round. - **WiFi:** Free WiFi for guests throughout. - **Bathrooms:** There are 6 en suite bathrooms to offer guests extra privacy and ease when getting ready. There's an additional toilet on the ground floor. - **Swimming Pool:** There is a large outdoor heated swimming pool for guests to use that reaches 8ft in the deep end. It's typically available from May-October. - **Outdoor:** 2 acres of garden space for guests to use. Great for small sporting games. There's also an al-fresco dining area, BBQ and sun loungers. - **Parking:** Private parking behind electric gates for approximately 10 cars. - **Bedrooms:** 6 en suite bedrooms with flexible bedroom configurations based on your requirements. - **Kitchen:** Well equipped open-plan kitchen with modern equipment and appliances.
