Situated in the south of the Lake District National Park, Hill Top Farm is 4 miles from Coniston Water, 6 miles from Windermere, and less than a mile from Penny Bridge and Greenodd, where you will find a post office and general store, artisan baker, butcher, independent wine merchant and two pubs. As its name suggests, the farm enjoys splendid rural views across to the Levens estuary with a high degree of peace and privacy.

Dating from the 1700s, the farmhouse combines traditional features such as exposed beams, slate flagstones, sash windows and fireplaces with modern conveniences including a wood-burning stove along with a newly high spec fitted kitchen and high quality technology. Alongside the dining kitchen there is a cosy lounge, a downstairs shower room and a small snug which has a sofa bed and can be used as a fifth bedroom. Upstairs there are 2 double and a twin bedrooms and a second bathroom plus an attic bedroom with four single beds.

Linked to the main house, we have converted the attached barn to create self-contained two bedroomed accommodation with a ground floor walk-in shower room, high spec kitchen/dining room and an open plan lounge with a wood burning stove. Bi-fold doors lead directly to the rear garden. Upstairs there are two bedrooms (one double, one twin) and another bathroom. The barn can be booked by people booking the main house who require additional accommodation.

Outside there is plenty of car parking space, a range of seating areas, barbeques and a fire pit, new gazebo and deck, a Hot Tub (at an additional cost of between 235 -295 we/week) A glassed veranda and long table and benches and heaters. We also have a games loft with table tennis, pool and table football and heaters. Chicken in the field to collect eggs and a veg and fruit growing for collection.

Booking Information

Prices are for Farm & Barn based on numbers of people, nights & seasons and total range from ÂŁ1495-ÂŁ3500. A deposit of ÂŁ200 is required to secure the booking and the remaining paid with 8 weeks of arrival. Changeover normally Fridays and Mondays.

An attractive place from which to explore the Southern Lakes, or simply to relax in the house and garden and watch the ever-changing views. A peaceful and secluded location, with no neighbours.

  • Ulverston - a market town. Good independent shops, great supermarket Booths. National food stores Tesco, Sainsbury's and Aldi in Barrow.
  • Within half a mile - butcher, baker, post office, off-licence and chip shop - 10 minutes to Ulverston town - great shops.
  • 2 pubs within half mile, including The Ship which brews its own beer, and 6 pubs within 2 miles. Chip shop and Michelin restaurants within 20 minutes including L'Enclume, Rogan & co, the Samling.
  • Manchester.
  • Ulverston, although the fastest route is Oxenholme station in Kendal which has direct trains to/from Euston in less than 2 hrs 40 mins.
  • Greenodd - half a mile away.
