Hillend House lies peacefully on the Eastnor Castle Estate at the foot of the Malvern Hills Area of Outstanding Natural Beauty, with magnificent and uninterrupted views of the rolling Herefordshire countryside.

Welcoming groups, families, children and dogs alike, Hillend House is a magnificent Queen Anne style country house which has recently been renovated to boast accommodation for 18 guests with 9 bedrooms, 9 bathrooms, and spectacular indoor and outdoor living space.

Hillend House is set over 2 floors; the ground floor comprises 4 generous reception rooms, a large laundry, downstairs cloakroom, a fully-equipped kitchen/diner and a bedroom with en suite wet room. Upstairs there are 8 further bedrooms, 8 of which are en suite and one with its own bathroom close by. 6 of the bedrooms offer a zip-n-link bed option making the accommodation options extremely flexible.

At the back of the house there is a gravelled terrace with outdoor furniture and a vast flat lawn showcasing spectacular views of the countryside. There is a tennis court, a hot tub and a games room with a flat screen TV and a pool table. At the front of the house there is a magnificent approach down a private driveway, and plenty of parking.

Hillend House is available to hire on an exclusive use basis and is perfect for holidays, family gatherings, parties, weddings and corporate events. It is a sanctuary away from the hustle and bustle and offers outstanding comfort, modern technology, open fires and immediate access to the great outdoors and offerings of an area which is rich in culture.

The market town of Ledbury is a short drive away and has no shortage of shops, restaurants and pubs. Slightly further away is the town of Malvern and within half an hours drive are 2 fascinating cities; Worcester and Hereford. The area hosts some wonderful events throughout the year and there are plenty of activities and attractions to keep all ages occupied.

Guests of Hillend House are encouraged to use Hillend House as their own but can call on the help and support of the friendly team at Eastnor Castle should they need any assistance arranging their holiday or celebration.

## Facilities

- **Dog Friendly:** Up to 3 well behaved dogs permitted for an additional small charge. The large laundry is the ideal space for drying off wet dogs.
- **Accessibility:** 1 spacious bedroom and adjacent large wet room with shower on the ground floor is access-friendly for elderly or partially-disabled people.
- **WiFi:** Free WiFi throughout. Good mobile reception. No land line.
- **Kitchen:** Family dining for 10, Aga, American fridge/freezer, microwave, electric oven, ceramic hob, Nespresso machine, 2 dishwashers, larder fridge.
- **Dining Room:** Large extendable dining table which can seat 18 guests or 3 round tables to seat 30 guests. Sideboard, atmospheric lighting, close to kitchen.
- **Sitting Room:** Large comfortable drawing room with views of the garden, cosy seating, open fire, 42" full HD Smart TV, low lighting. Smaller snug for relaxing.
- **TV and Music Facilities:** 4 full HD Smart TVs in drawing room, snug, family kitchen and games room suitable for streaming and gaming. Bluetooth speaker in the kitchen.
- **Games Room:** Outdoor games room with pool table, HD TV, bean bags, sofa, selection of indoor and outdoor games.
- **Heating and Open Fires:** Full central heating throughout. Underfloor heating in all bathrooms, open fires in drawing room, snug and reception hall with free supply of logs.
- **Bedrooms:** 9 bedrooms sleeping 18 in total. 6 twin/double bedrooms (including 1 downstairs bedroom) and 3 fixed double bedrooms. 8 have en suite facilities.
- **Linen:** All bed linen and bath towels provided for indoor use only. Please bring your own towels for the hot tub.
- **Bathrooms:** 9 bathrooms, all en suite (except for one). 2 with shower and bath, 3 with bath, 4 with shower. Rain showers. 2 downstairs loos.
- **Children's Facilities:** Large garden with plenty of space for outdoor games and activities. A cot and 2 high chairs are provided. Outdoor and indoor games provided.
- **Outdoor:** Tennis court (rackets provided), basketball hoop, Giant Jenga, Boules, footballs, badminton, charcoal barbecue, outdoor table/seating. Large garden.
- **Swimming Pool:** No swimming pool but there is a hot tub for 6-8 (please bring your own towels for hot tub use).
- **Parking:** There is ample off-road parking to the front of the house.
- **Smoking:** No smoking permitted throughout the property and games room.

## Booking Information

- Hillend House can be hired for 2 nights, 3 nights, 4 nights or a week (subject to time of year).
- 
- Changeover days are Friday and Monday.
- 
- A non-refundable deposit of 50% is required at the time of booking plus a cautionary deposit of £500, returnable on departure. Balance is due 12 weeks prior.
