Sleeps 1 to 74 guests (+ a few extras) in 10 barns and 9 guest bedrooms, with dining space for up to 200 in our on-site function suite or our use the new on-site restaurant and Gin Bar is available for private dining and events,

Hills Farm Stays - we provide the comfort of a boutique hotel within our self-catering properties. Originally built in 1750, the barns have all been renovated using natural products with original techniques and modern technologies all with ecologically friendly materials. We have biomass boilers, as well as our own spring water.

Our accommodation is available all year round for self-catering holidays, birthday weekends, pampering breaks, corporate/activities and wedding or celebration parties. We also offer wellness retreats with on-site pilates and yoga.

Hills Farm Stays has 100 acres of private countryside, woodland and river to be explored as well as hot tubs. On-site, we have a large function room (ideal for parties and weddings) hire charge applies. We also hold a civil wedding licence. 

Our on-site restaurant is now open. 

Situated on the Devon/Dorset border within Hills Farm in Kilmington. Located high on a hill, overlooking the picturesque Axe Valley with views of the famous Jurassic Coast. Local seaside resorts are abundant, Lyme Regis with the famous Cobb Harbour, the fishing village of Beer and Seaton with its wide promenade and historic tramway.

Kilmington and the surrounding area provide you with a fantastic opportunity to sample the best East Devon has to offer. It is a couple of miles from the ancient market town of Axminster where you will find shops, galleries, cafés and Hugh Fearnley-Whittingstall's famous River Cottage Canteen.

## Facilities

- **Dog Friendly:** Well behaved dogs accepted for a charge. £25 per dog per stay.
- **Accessibility:** The Wagon Shed and The Stables have disabled access. The Wagon Shed has a dedicated wet room on the ground floor.
- **Hot Tub:** We have a hot tub on-site available for hire. £50 for two hours.
- **WiFi:** Free WiFi.
- **Kitchen:** Only full self catering properties are fully fitted with dishwashers, washing machines, fridge, microwave.
- **Dining Room:** Full dining facilities in each barn along with a function suite available for hire (fees apply). We also have an on site restaurant.
- **Sitting Room:** Open plan lounge area in each barn.
- **TV and Music Facilities:** All barns have LCD TVs.
- **Games Room:** On site activities can be arranged - minimum numbers apply. Ask for details
We do not have a games room.
- **Heating and Open Fires:** Heating throughout Cranberries is eco-friendly using biomass boilers. Underfloor heating on porcelain tiles on the ground floor.
- **Bedrooms:** Bedrooms consist of a mix of king, twins and family rooms.
- **Linen:** Bedding and towels are provided. We do not provide towels for beach or hot tub.
- **Bathrooms:** All bathrooms are en suite bar 1 room, this room does however has its own dedicated bathroom (The Wagon Shed).
- **Children's Facilities:** Over 100 acres to explore on this former dairy farm, open space, activities can be arranged.
- **Outdoor:** 100 acres of private woodland, fields and rivers to explore; hot tubs at Milking Parlour and Wagon Shed and can be hired separately for the rest.
- **Parking:** Plenty of on-site parking.
- **Smoking:** No smoking in any rooms, there is a designated smoking area.
