## About The Property

Sleeps 2 to 49 in 10 cottages

Our welcoming 16th century Cornish Farmhouse sleeps 11 in 5 bedrooms. The Farmhouse has plenty of space for a larger group with two living rooms and a dining room. There is a private garden with BBQ and outdoor seating. 

Three modern cottages next door to each other:

Parson's sleeps 7, with a large living space,  with private hot tub. Good for a bigger group to get together.

Manor sleeps 6

Pound sleeps 4

Three cottages in a barn conversion:

Badger, sleeps 6

Primrose sleeps 5

Swallow's Nest sleeps 4

Three cottages for couples:

Hilton Farmhouse and Holiday Cottages are set in 25 acres of rural countryside 2 miles from sandy, surfing beaches and the coastal town of Bude.

The 16th century Farmhouse and 9 cottages all have access to the outdoor facilities including children's play area, games room, hot tub, tennis court and the heated outdoor swimming pool (open Easter holidays - end September).

All cottages have flat screen TV, DVD and wifi.

The Farmhouse has a large character lounge with slate floors and a wood burner and a second sitting room. The kitchen contains a dishwasher, large oven, microwave and fridge/freezer. The dining room, just off the kitchen area, seats 11. The Farmhouse has 5 bedrooms, including 1 en suite double, 1 en suite triple, 1 further double, 1 twin and a bunk-bedded room. Private garden.

Parsons, Manor and Pound Cottages are three new cottages, each with superb views over the rolling countryside down to the sea. The cottages are equipped with dishwasher, fridge/freezer, microwave and a washer-dryer. Each cottage has an outside seating area. Parsons has a garden.

Badger, Primrose and Swallows' Nest are three tastefully restored converted barns, overlooking the pool. Badger has a dishwasher and washing machine. Each cottage has a decking area with outside seating.

Pear Tree, Stable and Nook Cottages are quietly set away from the pool and play area and back onto our own fields. They are comfortable single storey one bed cottages, with exposed beams and apex ceilings. The accommodation comprises a sitting room/dining room with well-equipped galley kitchen, double bedroom and shower room.

- **Dining Room:** All cottages have open plan dining / living areas. The Farmhouse has a separate dining room.
- **Sitting Room:** All cottages have open plan dining / living areas. The Farmhouse has two separate sitting rooms.
- **TV and Music Facilities:** Each cottage has TV and DVD, wifi.
- **Games Room:** Games room including mini pool table, table football, toddler toys, DVDs. Play area with swings, slide, trampoline, football goals.
- **Heating and Open Fires:** Gas central heating in Farmhouse, Pound, Manor & Parsons. Modern electric radiators in the rest. Farmhouse, Manor & Parsons have log burners.
- **Bedrooms:** Mixture of double, twin and bunk rooms. The Farmhouse, Parsons, Manor all have more than one bathroom.
- **Linen:** All included except towels. Bathmat and hand towel provided in each bathroom. Tea towels provided. Further towels available for hire £4 per person.
- **Bathrooms:** Mixture of baths and showers, some en suite.
- **Children's Facilities:** We have a children's play area, including trampoline (weather permitting). Cots, highchairs and baby baths can be provided. Games room.
- **Outdoor:** Activity area, play area. Garden furniture. BBQs available to borrow. An all-weather tennis court is available.
- **Swimming Pool:** Heated outdoor swimming pool available school Easter holidays - end September.Hot tub available all year round.
- **Parking:** Off road car-parking available on site.
