With 16 bedrooms, 14 bathrooms and generous shared spaces, it is ideal for family gatherings, milestone celebrations, reunions, wellness retreats and corporate stays. Set in peaceful countryside near Belper and the Peak District, the house has a calm, contemporary feel, with large windows, lovely views and plenty of space for your group to relax together or spread out. There are three spacious lounges, a large conservatory and a well-equipped catering kitchen with professional-quality appliances. The conservatory can seat up to 90 guests for group dining, workshops, presentations and celebrations. Guests may self-cater or arrange their own professional caterers. Entertainment facilities include a cinema room with a large-screen television, PS4 and karaoke machine, a pool room and flexible spaces for meetings, training sessions, creative workshops or retreat activities. Holly House sleeps up to 40 guests across 16 bedrooms, with 14 bathrooms, most of which are en suite. Discounts may be available for smaller groups that do not require every bedroom, while still enjoying private use of the house and communal areas. Outside, there are extensive gardens, lawns for games, picnic areas, a charcoal barbecue and a fire pit. Optional extras include a hot tub, a heated swim spa available from April to October, and a cosy Arctic barbecue cabin. Additional charges apply. Celebration groups, including hen and stag stays, are very welcome. As Holly House is in a peaceful countryside setting, we ask guests to be considerate outdoors, where music is not encouraged, and to bring evening celebrations inside later at night. The swim spa is available seasonally from April to October. - - Check-in is from 3pm and check-out is by 10am. - - Prices are for private use of Holly House, which can accommodate up to 40 guests across 16 bedrooms. - - Discounts may be available for smaller groups that do not require every bedroom. Where a reduced-bedroom rate is agreed, only the bedrooms included in your booking will be prepared and opened for your stay. All agreed communal areas and facilities remain for the private use of your group. - - Please confirm your final guest numbers and bedroom requirements before arrival. Any changes may affect the price quoted. - - Wedding bookings require the entire property to be reserved at the full 40-guest rate, even where fewer guests are staying overnight. Weddings involve additional preparation, coordination and support from our team, so reduced-bedroom or smaller-group discounts are not available for wedding stays. - - A 5% deposit is payable when the reservation is made. - - A further 25% is due 272 days before arrival, with the remaining balance payable 84 days before arrival. - - Where a reservation is made after one of these payment dates, the relevant amount will be due at the time of booking. - - A £1,000 security deposit will be pre-authorised on the payment card one day before arrival.
