## About The Property

Although our standard party size is 15 there are a total of 20 beds (including sofa beds) at Homecroft and we can cater for up to 20 by arrangement.

Homecroft is a country holiday house with beautiful views over the traditional Devon village of Cheriton Fitzpaine, in a secluded position with the nearest neighbour being 1/4 mile away. We welcome families and groups of friends for holidays and short breaks.

The lovely gardens incorporate a covered pizza oven area, outside barbecue area and firepit. The large outdoor pool is heated in summer (can be heated out of season with an additional charge) and can be enclosed within gated access by arrangement. There's also a Scandinavian wood fired hot tub (wood supplied for this and the pizza oven at cost), as well as floodlit table tennis. There is a fenced small children's play area with a mud kitchen and kiddies play house. Outdoor flood lit dining area with 20 seat table. Floodlit hammock deck.

Inside, the large new convivial kitchen has an Aga, gas hob, two pyrolytic electric ovens and a wine fridge.  The large sitting room has a cosy wood burner (wood at cost). A large cellar games room has snooker, darts and a bar area.

All bed linen is supplied: we do not supply towels.

Guests have their own key for entering and leaving the house and have full use of all the facilities in the house and garden. There is parking for up to 8/10 cars.

There are two traditional English country pubs serving excellent, award winning food in the village and within 10 minutes walking distance of the house.  The Ring of Bells will also cook meals for pick up.

There is a very wide range of activities all around mid Devon ranging from paint balling to coasteering and clay pigeon shooting. long list of web sites to visit for local activities. Hundreds of miles of narrow country lanes lead around Homecroft offer beautiful peaceful country walks. Exeter is a university town with the consequent range of student entertainments. The Exeter Chiefs Rugby side are now one of the UK's top sides. The Ring of Bells pub in the village was the runner up in the Sawday's best community pub in the UK. Easy Taxis to and from Exeter. New poolside hammock deck.

## Facilities

- **Dog Friendly:** We can accept dogs by specific agreement with a charge. Pets must remain in the large garden area as there is livestock in the surrounding fields.
- **Accessibility:** We do not cater explicitly for wheelchairs but we have had several wheelchair users at the house.
- **WiFi:** No fixed line telephone. Mobile reception is very variable but the internet connection is fine.
- **Kitchen:** Large kitchen. Aga, two electric ovens, gas hob, wine fridge, dining 15, dishwasher, fridge, all dining/cooking equip't, TV, lavazza coffee machine.
- **Dining Room:** All dining takes place in the large kitchen or on the very large outside patio. Seating for 16.
- **Sitting Room:** Large room with wood burner, 65 inch TV. There are cats at Homecroft. Guests do not need to feed them and they leave if there are dogs in a party.
- **TV and Music Facilities:** Small 22 inch TV in kitchen. Large 65 inch TV in sitting room.
- **Games Room:** Large games cellar 40 by 20. Snooker, air hockey, darts, bar. Unusual configuration for family "plays", lots of armchairs. External glass doors.
- **Heating and Open Fires:** Wood burner in lounge. Oil fired central heating throughout. Aga in kitchen is on all the time. All wood supplied at cost
- **Bedrooms:** 6 Bedrooms. Beds: 1 Superking, 6 twins, 3 double beds and 1 queen bed. 9 sofa beds. Twenty beds.
- **Linen:** All bed linen is provided. We do not supply towels. There are cats at Homecroft Very friendly but guests do not have top look after them.
- **Bathrooms:** En-suite bath and toilet room. Upstairs shower room with toilet. Upstairs bath and shower room with toilet. Downstairs shower and toilet room.
- **Children's Facilities:** Games room, floodlit table tennis, swimming pool, Hens egg collection, geese in field. Small children's Mud Kitchen and Wendy house in fenced area
- **Outdoor:** Floodlit table tennis, swimming pool, wood fired hot tub. Covered pizza oven, barbecue area, outside firepit. Large patio. Wendy house. Mud Kitchen
- **Swimming Pool:** Large outdoor swimming pool 13 by 7 metres 3 metres deep at deep end. Can be heated out of season by arrangement with additional charge
- **Parking:** Can normally accommodate 8 to 10 cars in yard. There is no nearby parking outside the house.
- **Smoking:** Strictly no smoking in the house. We provide facilities for used cigarettes on the outside patio.

- We offer a 10% discount on full week bookings in July and August 2025 provided the bookings are completed before the end of January 2025.
- 
- 3 day weekends run from 4pm on Friday to 10am on Monday. Terms are 25% non refundable deposit on booking. Remaining 75% payable 60 days before arrival. We require sight of ID and copy of recent utility bill before guests arrival. From mid July to early September we only accept a minimum of 7 night bookings: Friday to Friday.

Homecroft overlooks the Doomsday village of Cheriton Fitzpaine. Two excellent pubs within 10 minutes walk of the house and many others nearby. Local farm shop serves full English breakfast.

### What's Nearby?

- **Location:** The market town of Crediton 5 miles away; excellent regular farmers markets in town square. Tiverton, with its world famous boating canal, is 10 miles away. Cathedral city of Exeter 14 miles away.
- **Shop:** Both Crediton and Tiverton have major supermarkets: Tesco, Morrisons and Simply Food M&S. All the major supermarkets will home deliver to Homecroft. Excellent farm shop is 1 mile from the house.
- **Food and Drink:** There are 2 pubs in the village. The Ring of Bells won the top food pub in Devon 2018. We also recommend the Baobab in Crediton which serves Lebanese cuisine and will make to order for pick up.
- **Airport:** Exeter airport, 25 miles; about 45 minutes in a taxi. Bristol airport is about 1.5 hours away.
- **Train:** The nearest mainline station is Exeter St Davids, approximately 12 miles away. Many taxis available at the station.
