## About The Property

Horn Cote has been well thought out to create a fantastic holiday house near Holmfirth, designed for maximum fun, relaxation and sociability, and sleeps up to 26 (with futon, sofa bed & guest beds). Smaller groups (minimum of 12) accepted out of season and at short notice. Friends, multi generation families, intimate wedding parties and hens welcome - perfect for a weekend or holiday in the Yorkshire countryside.

The huge double height dining hall at Horn Cote can seat 40 guests for a banquet event and is easily turned into a party room for late night dancing, complete with laser lights, smoke machine and an LED screen for Karaoke. The kitchen is fully equipped to prepare large group meals. 3 living rooms provide opportunities for chilling out next to cosy log burning stoves and all have 48" TVs.

The private self-contained Cottage Suite off the dining hall has its own kitchenette and a ground floor bedroom, convenient for anyone less mobile.

And there's a lot more. The 2-bed holistic therapy room offers the opportunity to sample a wide range of beauty treatments for the ultimate pampering experience - great for hen parties or anyone who needs a treat! Furthermore, the Courtyard houses other spa facilities including a 7-seater hot tub and a sauna, plus a seating area. A games room with pool table and darts board is hugely popular with all ages and an ideal spot to enjoy some friendly competition. And for a really fun stay at Horn Cote, ask about our add-on activities with cocktail making or even Burlesque courses available, to name just a few.

Accommodation is spread across 3 floors and there is ample choice for a mixed group. Bedrooms are pleasant with attractive design and garden views. Bathroom facilities are plentiful made up of 4 en suites, a family bathroom and cloakroom. There is an extra shower next to the sauna.

It guests want to sample the local area, it's only a 10-minute walk into New Mill to pick up a takeaway - there are 4! A huge plus is that access is very easy for those gathering from different parts of the country. A night out in Sheffield, Leeds or Manchester could be on the cards with the best bars and night life on offer.

£25.00 per dog for a 2-night weekend stay.
- **Accessibility:** Cottage suite is ideal for the less mobile, but no specific equipment. This suite has level access to the dining hall, hallway, kitchen and Courtyard.
- **Hot Tub:** Large 7-seater hot-tub with multiple jets, blowers and lights. Sauna seating 10, or 4 plus 2 lounging.
- **WiFi:** WiFi is available throughout.
- **Kitchen:** Well equipped kitchen which includes 2 ranges and 2 ovens, large fridge freezer and dishwasher. Kitchenette in cottage suite. Utility room.
- **Dining Room:** Inside dining for all guests. Outside seating in courtyard and gardens for barbecues.
- **Sitting Room:** Main lounge with lots of seating, TV and multi fuel stove. Lounge through dining hall with TV. Snug in kitchen with wood stove and TV.
- **TV and Music Facilities:** The 3 lounges all have 48" TV. Bluetooth enabled sound system in party room. Laser lights, smoke machine and LED screen.
- **Games Room:** The pool and darts room is just off the main lounge.
- **Heating and Open Fires:** Central heating throughout. Wood stove in dining hall and snug. Multi fuel stove in main lounge. Brazier heater in outside seating area.
- **Bedrooms:** 2 kings (or twins,1 with 3 singles); 4 triples with king/double and single, 1 double + 2 singles. Double futon in overflow bedroom 2, double sofabed.
- **Linen:** High quality bed linen, a bath and hand towel (for internal use only) are provided.
Guests are asked to bring a towel for outside and spa use.
- **Bathrooms:** Family bathroom - bath and shower.
4 ensuites - 1 with bath and shower, 2 with showers and 1 with Jacuzzi bath + shower. Shower by sauna. Cloakroom.
- **Children's Facilities:** Travel cot and high chair can be hired.
- **Outdoor:** Hot tub and secluded Courtyard seating area with 2 barbecues. Flood lighting around the Courtyard. Games, croquet lawn and gardens.
- **Parking:** Plenty of off road, secure parking - some covered.

- We have a minimum requirement of 17 guests for weekends March to July  and 15 at other times (or payment equal to min number if group is smaller).

- We will take smaller groups for midweek and low season bookings – please ask. Flexible pricing depending on group size and type.

- 25% deposit required to secure dates, balance due 8-weeks before arrival.
- 
- £600 good housekeeping bond held on credit card and automatically released 7-days after departure.
