## About The Property

Recently refurbished, the House at Bridge of Lochay offers all modern amenities and much more besides. Ideal for celebrations, family get togethers and holidays. Sorry - no hen or stag groups.

All bedrooms are individually decorated and have en suite bath/shower. High quality bed linen, towels and toiletries are provided. The building is warm and comfortable - fuelled by our large biomass boilers.

All public areas are newly renovated. The large kitchen is fully equipped with all that you would expect including stocked with basic essentials to reduce the advance shopping needs. The kitchen is well equipped, has a wide range of cooking utensils, crockery and glassware, and a wine fridge, Siemens bean to cup coffee machine.

In addition the kitchen has informal dining for all house guests. Perfect for a group to use for themselves, also perfect for a chef to cater for your party.

Adjacent to the kitchen is the Morningside dining room which can seat up to 30 guests at one long table - perfect for a celebratory dinner. There is everything you need to set an attractive welcoming dining table including table runners and candleholders.

The Riverside Room is our Party room. It’s a blank canvas and can be used for Ceilidhs, yoga sessions, games, wedding ceremonies - the list is endless. It has French doors which open onto the riverside and a large open fire.

There are 2 lounges; the sun lounge is smaller with an open fire, a perfect quiet space. The larger library lounge can accommodate all house guests for a reception or games and has a log burner.

The games room overlooks the Lochay Bridge and river. It has a pool table, table tennis, darts, Pac-Man electronic game and a small bar and fridge, also a wood burner.

The sauna room leads out to the hot tub area outside on the riverside. The cinema room can seat up to 14 guests at a time. The large screen is WiFi enabled allowing access to personal Netflix/Prime accounts. It also has a range of DVDs suitable for all ages.

The boot room is perfect for storing all your outdoor gear (boots/coats) and has a de-humidifier and heater to ensure everything dries for its next use.

## Facilities

- **Dog Friendly:** Pets are accepted only by prior arrangement and are restricted to certain bedrooms and other areas. Full details on request.
- **Accessibility:** We regret that as all bedrooms are on the first floor and as the building is over 250 years old there is no lift.
- **WiFi:** There is no landline in the building. Free WiFi. Mobile reception is good depending upon provider (just ask us for latest details).
- **Kitchen:** Bright and welcoming, with everything needed for cooking for a full house. 5 ovens, induction hob, 2 dishwashers, 2 fridge freezers. Informal dining.
- **Dining Room:** Morningside room can seat up to 30 guests at one long table for more formal dining and is located beside the kitchen for ease of service.
- **Sitting Room:** 2 lounges. The smaller sun lounge is ideal for quiet relaxation with a log fire. The library lounge has seating for all guests and log burner.
- **TV and Music Facilities:** All rooms have their own TV. In addition our Cinema room has a large screen, WiFi enabled for watching movies. A camera allows Zoom also.
- **Games Room:** Our new games room has a pool table, table tennis table, darts board and Pac-Man electronic game. It also has a log burner.
- **Heating and Open Fires:** Heating is fired by our bio-mass boilers and the building is cosy. There are 3 open fires and 2 log burners.
- **Bedrooms:** 2 family suites, 2 single rooms, 2 twins, 8 doubles. Some have space for extra bed/cot, some doubles can be changed to twins on request. All en suite.
- **Linen:** All bed linen and towels are provided in the rental price.
- **Bathrooms:** All bedrooms have either en suite bath or shower.
- **Children's Facilities:** 2 cots and 2 high chairs available on request and at extra charge.
- **Outdoor:** Small enclosed garden at the front of the property with children’s swings. Riverside area with bench tables and chairs.
- **Parking:** Ample free parking for house guests.
- **Smoking:** No smoking in the building.

- Please contact us to check availability, best price and for booking T&C’s. Check-in is from 4pm, check-out is 10am. Earlier or later times may be available for a fee. We require first night deposit to book, balance payment 5 weeks prior plus refundable Security Deposit of £1,000.
