## About The Property

Howgills Barn is set up a winding lane, offering peace and privacy, however, it is only a 5-minute stroll into the market town of Sedbergh. Surrounded by picturesque fells and fields, its location provides the opportunity for both children and adults to get in touch with nature.

The Barn has sleeping facilities for up to 24 guests. There are 8 en suite bedrooms for students, 5 of them bunkrooms sleeping 4 students per room, and one room for teaching staff.

The Barn also offers an inside games room and ‘tractor shed’ lecture theatre for learning with a difference! There is an outside game field, a large patio with barbecues, and also a drying room. Inside are 2 lounges and a large catering kitchen with seating for up to 24.

## Facilities

- **Dog Friendly:** By arrangement £16.00 per dog per stay. If booked as part of a sole occupancy group then dogs can be in lounges and corridors but not on furniture.
- **Accessibility:** Room H has a wet room with disabled access and wheelchair access to the main lounge/dining area.
- **Hot Tub:** Hot tub available on-site.
- **WiFi:** Mobile reception is very good for most services. Broadband Internet facilities are available. Free Wi-Fi and a cable network to plug into.
- **Kitchen:** Commercial kitchens with plenty of utensils, pans, cooking equipment, dishwashers, range cookers, microwaves, toasters, and kettles.
- **Dining Room:** The main lounge area has 2 tables each capable of seating up to 24.
- **Sitting Room:** Spacious lounge and dining room next to the kitchen which looks out to Howgill Fells towards Crook and Winder over the patio with tables and chairs.
- **TV and Music Facilities:** Large TV in the mezzanine area with Sonos Bluetooth music system with surround sound.
- **Games Room:** Some dual-use with meeting room. Table tennis (Ping Pong) table can be stored to use in the auditorium for other uses.
- **Heating and Open Fires:** Under-floor central heating throughout with independent thermostats for all areas. An area outside that is suitable for small bonfires + a gas BBQ.
- **Bedrooms:** 8 en-suite bedrooms sleeping up to 24 guests in a mixture of bunk beds. There are 3 double beds within the property and the rest are single bunk beds.
- **Linen:** Bedding (including towels) and the use of our Hot Tub are included in the price.
- **Bathrooms:** En-suite showers in each bedroom.
- **Children's Facilities:** Children are most welcome if accompanied by parents. Cots and high chairs are available (upon request).
- **Outdoor:** 5 acres of land for ball games and open fell with streams adjacent with good clear footpaths to the Howgill Fells. Bonfire and barbecues.
- **Swimming Pool:** A Public Swimming Pool is available (10 miles) at Kendal at a cost.
- **Parking:** Single lane with passing places leading to space for at least 24 vehicles. Long-wheelbase trailers and large wide Camper vans are not suitable.
- **Smoking:** Not in buildings or near windows or door openings.

- Howgills Barn is offered on an exclusive-use basis, giving your group full private access to the property, including the hot tub, bedding and towels.
- 
- MIidweek stays are typically based on full occupancy (24 guests) and are available as flexible packages depending on the length of stay:
- 
- 2-night stays from £2,261.53
- 3-night stays from £3,213.76
- 4-night stays from £4,260.25 (Monday starts)
- 
- Shorter midweek stays are also available, subject to a minimum charge of £2,100.
- 
- A £750 security bond is required for all bookings and is fully refundable following a post-departure inspection, provided no damage has occurred.
- 
- Discounted rates may be available for smaller groups or off-peak bookings.
