## About The Property

Hoxne Cottages is four holiday cottages, sleeping 17 guests in total, providing luxury accommodation in the countryside yet within close proximity to the beautiful city of York. A perfect retreat for a family get together or a group of friends or well-behaved hens. Only available to groups taking the whole site at Hoxne Cottages with exclusive use.

Each cottage has an open plan living design, comfortable sofas and a cosy wood burner, a well-equipped kitchen and dining area. Guests can enjoy their own private space at the end of the day, with 2 bedrooms in each cottage set up as a king and a twin (Poppy has a triple). All 4 cottages have walk-in shower rooms and 2 also have corner baths. On request, tables can be set up in Rose Cottage to allow for dining together for a group of 17.

The outside decks have barbecues and seating for al fresco dining too. All 4 cottages have a private hot tub, somewhere to chill out over a few drinks soothing tired legs after a long walk.

Rose Cottage is an accessible cottage offering large internal doors, ramp entry, a large wet room and a bigger parking space, helpful for anyone in the group who may be less mobile. Rose Cottage is also dog friendly.

Strensall is home to a nature reserve on the common, a lovely walk which can be extended for a a stop at one of the three local pubs in the village. York is the main attraction here though, a walled city with a rich history and a wide range of attractions, independent restaurants, bars and cosy traditional pubs. Harrogate is also within easy reach; head here for exclusive boutiques and afternoon tea at Betty's. Walkers and cyclists will also love the close proximity to the Howardian Hills National Landscape and the many tracks and trails on offer there.

- **Dining Room:** Rose Cottage can be set up with tables seating 12, with additional space for 4 at breakfast bar. Barbecue area on deck.
- **Kitchen:** Each cottage has a fully equipped kitchen including a hob, oven, built in microwave and washing machine.
- **Sitting Room:** Each cottage has a large comfortable sofa with additional chairs, a Smart TV and a wood burner. Outdoor lounge seating on the deck.
- **Outdoor:** Outside decks with lounge seating, barbecue and a private hot tub.
- **Bedrooms:** Each cottage has 2 bedrooms configured as a king and a twin. Poppy has a triple and a king.
- **Bathrooms:** All have walk in showers. Daisy and Sunflower also have corner baths.
- **TV and Music Facilities:** Each cottage has a large Smart TV in the living room, an additional TV in the master bedroom and an in-built sound system with radio and bluetooth.
- **Children's Facilities:** High chair and travel cot available.
- **Heating and Open Fires:** Independently controlled electric heating within each room. Wood burner in each cottage.
- **Linen:** Bed linen and bathroom towels provided.
- **Parking:** On-site secure free parking. 2 allocated space per cottage. Extra wide parking space at Rose Cottage.
- **Smoking:** No smoking please.
