This lovely collection of contemporary holiday cottages and B&B accommodation near Oxford has been created from traditional farm buildings, some dating back to the 17th century. Original features are retained alongside the modern design.

Kingfisher Barn is a great venue for multi generational families and friends getting together for a celebration or a holiday in the beautiful Oxfordshire countryside, sandwiched between the North Wessex Downs and the Cotswolds.

The 2 larger lodges are perfect for a group of couples or families, offering stylish, open plan, accessible living. The kitchens are set up for group cooking, and sociable dining areas and lounges perfect for unwinding and sharing time together.

The smaller cottages offer extra peace and privacy - perfect for the grandparents in a multi generational group, or for a young family. Stable Cottage has tracking for a hoist in the main bedroom and bathroom. And Granary Cottage is a romantic bolthole for any couples in the group.

B&B rooms are self contained with private entrances and en suites. Breakfast is provided in the cabin, B&B guests are also welcome to use the cabin kitchen to prepare and eat dinners.

The properties are spacious and comfortable, individually decorated with soft furnishings and wall art that reflect the surrounding countryside.

There's a lovely courtyard central to the B&B rooms, the cottages have patios and a shared lawn and each lodge has plenty of outdoor space at the front and a patio to the rear.

Abingdon is a picturesque town with pretty bridges, historic buildings, gardens and independent shops and cafes. Salter's Steamers can be booked for a river cruise down the Thames with fabulous hospitality on board. Millets Farm is a fun day out for the family, with the challenge of the maize maze! Blenheim Palace and Oxford are also good for a day out. And there are lots of pubs along the river for drinks enjoying the views.

- **Dog Friendly:** Dog friendly, with a small charge of £20 per visit. We ask guests keep their dogs on leads around the site as, not everyone likes dogs as much as us!
- **Accessibility:** Stable Cottage and the lodges are equipped with ceiling hoist tracking. One B&B room has an accessible bathroom. Most accommodation wheelchair access
- **WiFi:** Free BT WiFi throughout.
- **Dining Room:** Each property has dining for the number of guests staying. Shared outdoor areas. B&B guests breakfast in cabin, which can be used for group dining.
- **Kitchen:** Well equipped kitchens in each cottage and lodge. Tea and coffee making facilities in B&B rooms.
- **Sitting Room:** Comfortable lounges in the cottages and lodges with sofas and a Smart TV. Outside furniture for relaxing in the sun.

## Booking Information

- Check in from 3pm, check out by 10am. We operate a self check in system to allow guests to arrive at a time that suits them, details on this are provided in booking confirmation emails.
- 
- Upon booking a 25% deposit is taken, the remaining balance will automatically be charged the day before you arrive (unless alternative payment method pre-arranged).
- 
- B&B rooms available to book for 1 night stays onwards. Self catering properties have a minimum 3 night stay.
- 
- Please do not hestitate to get in touch to discuss any additonal accessiblity needs to make your stay as comfortable as we can.
- 
- Dogs and cats are welcome at a one off charge of £20 per booking. Other animals may be allowed at staff discretion, please enquire when booking. Dogs to be kept on leads around grounds.
- 
- A no smoking policy is operated in all properties, a fine of £250 will be charged to anyone smoking.
- 
- No damage deposit is charged, but Kingfisher Barn have the right to charge guests for the cost of repair/replacement for any damages caused.
