Kingfisher is a luxury barn conversion offering the perfect retreat for groups, nestled in the tranquil North Yorkshire countryside. Sleeping up to 8 guests, this spacious single-storey property is ideal for family gatherings, reunions, or celebrations with friends.





On arrival, you’ll be greeted by expansive windows that flood the property with light, revealing the vaulted ceilings and exposed beams that add character to the open-plan living area. The cosy sitting room, centred around a log burner, is perfect for relaxing after a day of exploring, while the smart TV sets the scene for movie nights with your group.

The stylish open-plan kitchen is fully equipped with modern appliances, including a Rangemaster stove and granite countertops, creating a great space for group cooking and entertaining. The central island with barstools invites casual chats, while the large dining table seats 8 comfortably, perfect for sharing meals together. A cosy seating area at the end of the room offers stunning views of the surrounding countryside, making it an ideal spot for a post-dinner drink. Underfloor heating ensures warmth and comfort throughout.

Kingfisher boasts four luxurious bedrooms. Two feature fixed king-size beds, each with an en-suite shower room. The other two bedrooms offer zip-and-link beds that can be set as super-king or twin beds, ideal for family and friends groups. These bedrooms share a stylish house bathroom with a separate bath and shower. For added convenience, there’s an accessible wet room with a shower and cloakroom.

The enclosed courtyard, a true sun-trap, is perfect for al fresco dining with a gas BBQ and views over the fields. Beyond the courtyard, the hot tub offers a relaxing spot to unwind after a busy day. The games room with a bar provides the ideal space for friendly competition, and the reinforced glass floor panels allow you to watch a stream running beneath the bar.

## Facilities

- **Dog Friendly:** Guests are welcome to bring up to two dogs with prior arrangement, at a fixed rate of £10 per dog, per night.
- **Accessibility:** Kingfisher offers ground-floor accommodation with a ramp to the house, accessible wetroom, and enclosed patio. Hot tub has limited access.
- **Hot Tub:** The hot tub is prepared for you and will heat up on arrival day. Enjoy safely, keep noise low 10pm-8am, and call us anytime for assistance.
- **WiFi:** Free WiFi available at the property.
- **Bathrooms:** Two en-suite bathrooms. One main house bathroom and one accessible wet room.
- **Bedrooms:** The two en-suite rooms have fixed king size beds whereas the other two rooms can be split into twins.
