Kipling House Barn, a holiday house near Driffield in East Yorkshire, has 8 bedrooms sleeping 19 guests. Rooms 3 and 4 have sofa beds for 3 more guests.

This 200 year old granary has been recently renovated and transformed into a spacious luxury holiday home in the heart of the Yorkshire Wolds. Set in mature woodland and surrounded by rolling farmland, Kipling House Barn is purpose built for multi generation families, friends and corporate groups. Living accommodation is contemporary open plan and sociable with a place for everyone to dine together and spaces to relax. Inside, floor to ceiling windows create a light and airy feel with vaulted ceilings and rural views. French doors provide access to the landscaped garden and courtyard, ideal for a barbecue or chilling out in the large hot tub. This is a great property for anyone with limited mobility and includes wheelchair ramps to living area and ground floor bedrooms as well as a wet room. For a business gathering, the barn offers a large place for a board meeting in the dining room and various breakaway spaces for creative thinking.

Bedrooms are very conveniently arranged to suit mixed groups with a choice of superkings, twins, singles and a family quadruple. 3 are accessible on the ground floor and 1 has a fully kitted wet room facility. All of the upstairs rooms have traditional beamed ceilings and farm views whereas those on the ground floor enjoy access to the courtyard garden. All of the rooms are en suite and there is also a family bathroom.

Middleton-on-the-Wolds is a pretty East Yorkshire village a couple of minutes drive from Kipling House Barn and has its own post office, shop and pub. Beverley is a thriving market town with many independent shops and cafes to explore or take a stroll along the Hudson Way walking route to Market Weighton. Hull can be reached within 30 minutes and is definitely worth a trip to see the Museum Quarter or The Deep Aquarium. The walled city of York is a beautiful city to visit, full of culture and history that includes a preserved Medieval City. Any keen walkers will love to sample the 79 mile Yorkshire Wolds Way from Humber to Filey Bridge.

Main entrance has a ramp and level access to 3 ground floor bedrooms and living area. Fully accessible wet room with bedroom 6.

The contemporary kitchen is very well equipped with a large breakfast bar seating 12. There is also a utility room with washing and drying facilities.

Dining Room

There is an extendable wooden table for 16 in the kitchen diner and an island that seats 12. There is plenty of outside dining space for barbecues.

Sitting Room

The lounge has lots of comfy sofas, a woodburning stove, a large TV and enormous floor to ceiling picture windows with views.

TV and Music Facilities

There is a large TV in the lounge and TVs in each bedroom. There is also a 'Sonos Move' wireless speaker in the kitchen.

Games Room

There is no games room.

Heating and Open Fires

Ground source heat pump heating and underfloor heating on ground floor plus wood stove in the lounge.


8 bedrooms: 3 on ground floor 1 sk, 1 d and an accessible triple. 2 sk or twin zip and link, 2 sk with sofa beds, 1 family quad All en suite.


Good quality bed linen and fluffy bathroom towels are provided as well as additional hot tub towels.


En suites for each bedroom including a wet room for accessible ground floor room. Large communal bathroom on ground floor.

Children's Facilities

2 travel cots, mattresses, linen, high chairs, nappy bin, nightlight, toys, changing mat are available all free and by prior arrangement.


Landscaped garden and courtyard with outside seating, barbecue and luxury hot tub. Secure children's play area. Secure bike storage.

Swimming Pool

No pool but there is a large hot tub.


Off road secure parking for 8 cars minimum. 2x EV charging points.


Please don't smoke or vape inside the property.

Booking Information

A 25% non refundable deposit is required to secure the booking and the remainder of the balance due 8 weeks before arrival.
A refundable damage deposit of £700 is asked for prior to arrival. Arrive from 4pm and depart by 10am. Sunday check out is 2pm. Earlier check-in may be possible – just ask!

Located around 5 minutes from Middleton-on-the-Wolds and 20 minutes from Beverley. Hull is 30 minutes away and the coast at Bridlington 40 minutes. Access via the A614 and M62.

  • The traditional town of Market Weighton is under 10 minutes. It is well-serviced with the nearest large supermarket, doctors, vets, butchers, grocers, opticians and more.
  • Market Weighton has a Tesco Superstore and Morrisons Daily. Middleton-on-the-Wolds has a post office and shop. Beverley is great for National and Independent retailers.
  • The Robin Hood is a couple minutes drive away. Market Weighton has a range of pubs a short drive away. North Dalton's pub reopened in July 2022 and a Michelin Star pub is in South Dalton.
  • Humberside Airport is 50 minutes, and Doncaster Sheffield just under an hour.
  • Arram in Beverley is the nearest railway station can be reached in 20 minutes.
  • Local bus service 135.
