The 3 gorgeous holiday cottages near Monflanquin in this unspoilt corner of Lot-et-Garonne are a great option for 3 generation families or friends to enjoy an idyllic holiday together. La Balie has a spacious wood floored studio or function room making it also a fantastic venue for yoga retreats, special interest or business groups and intimate wedding receptions.

Converted farm buildings have been transformed into characterful stone cottages retaining lots of original features yet providing contemporary luxury light filled open plan living. And La Balie has a fantastic open air heated salt water pool with sun terrace, garden and views.

All of the cottages are beautifully designed, having well equipped kitchens, dining spaces and cosy lounges with wood burning stoves. Each property has its own private courtyard with furniture for alfresco dinning, whilst there is a separate terrace perfect for everyone to eat together. Extensive lawns provide plenty of space for group games, corporate team building activities and wedding photos. Private chef available.

Each bedroom is styled to create calm relaxing spaces for maximum comfort and are en suite. Of the 8 rooms, 6 have walk in showers, 2 with baths with showers. 5 of the rooms are ground floor making access easier for those less mobile. The bedrooms can be configured to suit your party. Air con in first floor rooms, ground floor rooms have stone walls and are cool!

It's unlikely guests will want to venture far from this gorgeous countryside location or the pool, but there are pleasant walks from the door including the very special circular stroll through open woodland, St Avit and the rock-hewn tower of Gavaudun. Monflanquin, a pretty bastide settlement, is a short drive away, famous for being in the top 100 most attractive villages. The area is full of interesting towns with historic attractions, craggy castles and bustling markets. Or perhaps visit one of many vineyards, kayaking on the Dordogne or Lot or a hot air balloon ride. Fantastic restaurants.

Owners are close by and speak English and French.

- **Dog Friendly:** We accept pets on application, we have our own animals and Cecile is a vet, so we really know how important your pets are to you!
- **Accessibility:** La Lavandiere has 2 ground floor accessible bedrooms, suitable for those with mobility issues, the kitchen has low level work tops for wheelchair use.
- **WiFi:** WiFi throughout including the terrace and pool areas.
- **Kitchen:** The 3 cottages have well equipped open plan kitchens with modern appliances. They all open onto a private courtyard.
- **Dining Room:** Each cottage has dining for the number of guests and a pretty courtyard for outside eating. There’s is a separate terrace for group dining outside.
- **Sitting Room:** Each cottage has a cosy lounge/dining area with comfy seating and wood burning stoves.
- **TV and Music Facilities:** There is TV and music player in each cottage, including satellite channels for UK guests.
- **Games Room:** Large studio room opens onto the terrace and gardens making it perfect for yoga retreats and parties. For use year round it has cooling or heating.
- **Heating and Open Fires:** The 3 cottages have electric radiators and wood burning stoves for use during the winter months so you can still enjoy La Balie even when it is cold.
- **Bedrooms:** Bedrooms : Pigeonnier is 2 ground floor and 1 upstairs, Grenouilliere is 1 ground floor and 2 upstairs, Lavandiere is 2 ground floor, all en suite.
- **Linen:** 100% Egyptian cotton quality bed linen and bathroom towels are provided.
- **Bathrooms:** 8 travertine-clad en suite bathrooms. 6 have walk in showers. The Pigeonnier and Lavandier both have one bathroom each with a bath and shower over.
- **Children's Facilities:** A cot and high chair are available for young children along with some books and toys, whilst the magic of the grounds will capture their imagination.
- **Outdoor:** Swimming pool and terrace. Cottage courtyards with garden furniture. Communal large table for group meals on the covered terrace. Gas fired planchas.
- **Swimming Pool:** A 12m by 6m salt water heated salt water swimming pool with graduated depth with pool cover for security when not in use.
- **Parking:** Plenty of off road secure parking.

- Prices in Euros. Check in from 4pm, out by 10am. 30% deposit to secure booking, balance due 8 weeks before arrival. Minimum stay 7 nights in high season, 5 nights at other times – shorter stays may be possible on request or at short notice. 500 Euros refundable security for each cottage.

- **Location:** Monflanquin, Monpazier, Villereal are the closest pretty towns with attractions and shopping.
- **Shop:** Monflanquin has supermarkets, several bakeries a butchers and weekly market. The little village of La Capelle Biron has butchers, epicery and chemist, whilst there are larger shops at Fumel.
- **Food and Drink:** Monflanquin has a range of good restaurants and cafes, there is a lovely Auberge Le Donjon. In the summer the local village Soirée Gormande are excellent. Le Cafe de Gavaudun Restaurant L’Essentiel 15 minutes walk from La Balie in the beautiful village, just below the impressive castle keep.
- **Airport:** Bergerac is a 45 minute drive. Toulouse and Bordeaux 2 hours drive, are also good options especially if you want to add a city break to your rural holiday in the Lot-et-Garonne.
- **Train:** Closest TGV station is Agen. Closest regional station is Monsempron Libos.
