## About The Property

Ladywell House sleeps 14, with 6 stunning bedrooms, 5 bathrooms, and a downstairs loo. Set in a beautiful location, Ladywell House is the perfect base for Central and Southern Scotland. Ideal for family holidays, celebrations, or for groups of friends looking for a break together.

There is a dining kitchen complete with AGA and an electric hob, a light and airy conservatory with dining table for 8 and easy chairs. A spacious Drawing Room with open fire and dual aspect. The dining room seats 14 and is elegant and large, and the TV room has a flatscreen TV and DVDs. There is a drying room, and a washing machine is provided.

The bedrooms are set over the first and second floors, and all are pretty and comfortable, with electric blankets for the cooler Scottish nights. There are 2 double rooms with kingsize beds, 3 twin rooms with 2 single beds, and a family room with a kingsize, a single, and a further pull-out single.

The property has full gas central heating, and wood is supplied for the open fire. Wood briquettes available, please enquire.

The house sits in an acre of walled garden, and there is patio furniture and a swing and trampoline. We have a local Hot Tub hirer who can supply a hot tub for the duration of your stay. Please let me know your requirements and we can arrange a quote for you.

Surrounded by hundreds of acres of farmland, and backing onto East Lomond, the house is quiet and secluded, but only 10 minutes walk from the village of Falkland.

We are within 30 miles of 50 golf courses, and Perth, St Andrews and Dundee are within 30 minutes drive. Stirling and Edinburgh are within 45 minutes, and trains run from Markinch to Edinburgh on a regular basis, with the village of Markinch only 7 minutes drive away.

## Facilities

- **Dog Friendly:** Well-behaved dogs by arrangement. Please enquire.
- **Accessibility:** House is accessed by steps and all bedrooms on 1st and 2nd floor, so unsuitable for severely disabled and wheelchair access.
- **WiFi:** Good mobile coverage and WiFi available.
- **Kitchen:** A pretty dining-kitchen with AGA, opening onto the conservatory. Fully equipped with dishwasher, microwave, fridge-freezer and integrated fridge.
- **Dining Room:** A lovely elegant dining room seating 16. The conservatory has a table and seating for 8, with a further 8 in kitchen.
- **Sitting Room:** Large, and comfortable Drawing Room with dual aspect, opening to conservatory. Peaceful and relaxing TV room with 50" TV.
- **TV and Music Facilities:** TVs with freeview in the kitchen and TV room.
- **Games Room:** TV room with 50" flatscreen TV with freeview and DVD player.
- **Heating and Open Fires:** Full gas central heating in all rooms and open fire in the Drawing Room.
- **Bedrooms:** 1 family room with double and single and pull-out. 2 king-size rooms, 3 twins. All with electric blankets.
- **Linen:** All linen and towels provided. White, crisp and fresh!
- **Bathrooms:** 2 family bathrooms with baths , and 3 en suite shower/bathrooms. A wc on the ground floor next to the kitchen.
- **Children's Facilities:** Suitable for children, with trampoline and swings. Adults to supervise! Large enclosed garden. Cot and high-chair provided.
- **Outdoor:** A large garden with patio and patio furniture and gas BBQ with gas supplied. Hot tub can be arranged at cost, please enquire.
- **Swimming Pool:** There is no pool at Ladywell, but there is an indoor pool 3 minutes from the house. Hot tub hire can be arranged, please let me know your requirements
- **Parking:** Suitable for up to 8 cars.
- **Smoking:** No smoking inside.
