A perfect place for corporate gatherings. Capacity for up to 26 guests across 10 bedrooms Lambourn House provides the ideal spot for those all important brainstorming, team building, workshop or celebration days.

The large garden offers space for thrilling team activities such as archery, silent clay pigeon shooting, obstacle course, silent disco or cystal maze or something more passive like chocolate making, ice-cream making or detective investigations. The games room with pool table and the hot tub provide fun during breaks or after hours entertainment. The large dining room seats 20 with additional space for 8 at the connecting kitchen table and French doors open directly onto the large terrace. There’s also French doors to the kitchen where the long refectory table is a great place to lay a buffet or snacks and drinks.

The spacious kitchen means there’s standing room for all whilst busy cooks lay out a spread. American style fridge freezer and 5 ring cooker means catering for 26 is easy. Large pots, pans, crockery, cutlery and glasses for all.

All major supermarkets – (Tesco, Sainsbury, Waitrose) deliver so you can prepare in advance. Gas BBQ on the terrace for those balmy summer evenings. Local pubs – The Plough, Eastbury, The Pheasant at Junction 14 M4 offer great food, do book for groups. Local caterers can arrive with something delicious whilst the team are relaxing after a packed day! Saddleback farm food shop can also prepare fresh, organic meals for collection.

FibreOptic Ultra Broadband provides fast WiFi for all users throughout the house. 2 Smart TV’s and a separate BlueTooth speaker enable interactive screens for class participation. 10 bedrooms with zip n link beds enables 2 large singles to zip together to make a very comfortably SuperKing where you wish. - **Dog Friendly:** Up to 2 well behaved dogs. Information to be given at time of booking. A small charge is applicable. We ask pets stay on the ground floor.
- **Accessibility:** We are not equipped to accommodate disabled guests.
- **Hot Tub:** The hot tub is included in our rates for 2 nights and above.
- **WiFi:** Fibre optic broadband WiFi ensures guests can enjoy their top media choices + why not use WhatsApp for communicating with family and friends at home.
- **Kitchen:** Large, bright airy. Cutlery, crockery, glasses and cookware. American style fridge/freezer, Range cooker, farmhouse table, dishwasher, 2 cafetieres.
- **Dining Room:** Light and bright dining room with French doors which open to the terrace and garden.
- **Sitting Room:** South facing, comfy sofas, tall corniced ceilings, wooden floors, French doors to patio. Marble fire surround with historic charm. Large Freeview TV.
- **TV and Music Facilities:** 2 large Smart TVs and Bluetooth speaker for downloading your favourite playlists!
- **Games Room:** A large pool table in a room with a tall ceiling and a beautiful marble fireplace. A great place to relax and have fun with friends and family.
- **Heating and Open Fires:** Central heating throughout.
- **Bedrooms:** There are 10 bedrooms and each has zip and link flexible beds. Singles or Superkings can be set up wherever you wish.
- **Linen:** Crisp, fresh, cotton bed linen. All beds are made up as you wish before arrival. Soft fluffy towels for each guest and hand towels in all bathrooms.
- **Bathrooms:** 2 WCs on the ground floor. 3 family bathrooms and 2 en suites provide bathing luxury for guests.
- **Children's Facilities:** Large garden for ball games or picnics. 2 swings and a slide. 2 high chairs and 2 travel cots can be provided on request.
- **Outdoor:** Bubbling hot tub set on the south facing terrace for relaxation and fun. May to September outdoor charcoal BBQ. Large garden for fun activities.
- **Swimming Pool:** We do not have a pool but there is a hot tub.
- **Parking:** Parking for 15+ cars.
- **Smoking:** No smoking inside the house. If you smoke outside please remove all cigarette ends.

## Booking Information

- A third deposit reserves your selected dates. Balance due 10 weeks before arrival.
- A Damage Deposit of £500 is due 1 week before entry & is refundable within 4 days after vacating once the house checks have been completed. There is no additional booking fee.
