## About The Property

Lattice Lodge is the perfect venue for an extended family holiday, a theatre cast, or as is often the case, a home from home place to stay for a group of people attending a local wedding, event or celebration.

Located in East Ipswich in a pleasant residential area, it’s a 15 minute walk to Ipswich Hospital and on the route 66 bus to BT Adastral Park - it’s also within a mile of the main town centre, shopping and business districts, the college and university campus as well as the popular Waterfront area.

All of our comfortably furnished rooms have shower en suites, TVs, hairdryers - bedding is top quality Egyptian cotton, feather duvets and pillows (some non feather available on request). Shampoo and shower gel are provided.

Super fast free WiFi is available throughout the property (rated #1 on HotelWifiTest.com).

There are 10 double/king bedrooms and 4 twins. 4 of the kings can be split into twins upon request. We have 2 ground floor twin rooms which can accommodate wheelchair users.

The recently refurbished fully equipped domestic kitchen has ample cooking and serving equipment for day to day self-catering needs. We also provide essentials such as washing up liquid/dishwasher tablets, washing powder, kitchen roll, cling film/foil, cooking oil, salt and pepper.

Bathroom towels are not provided as standard. They can be provided at £6 per set (bath sheet and hand towel), to cover external laundry costs.

The living room has comfortable seating for 12 people (more at a ‘cosy’ level), there is also a south-facing conservatory at the rear of the property with more seating, books and board games. There is a small private rear garden that has outdoor seating.

Lattice Lodge is well located for your self-catering requirements - with a Sainsbury’s Local just across the road, a greengrocer, butcher and bakery all within a short walk you have delicious and fresh produce right on the doorstep. But if eating out is more your thing, there’s a couple of restaurants and a real ale pub (again just a short walk away) that we are more than happy to recommend to you.

## Facilities

- **Dog Friendly:** We can accommodate a small number of small/medium sized, well behaved dogs. Charges apply, please contact us prior to booking.
- **Accessibility:** We have 2 ground floor twin rooms which are capable of taking wheelchair users.
- **WiFi:** Free 300mb WiFi.
- **Kitchen:** Large domestic kitchen with 2 double electric ovens, 2 induction hobs and extractors, microwave, large fridge/freezer, dishwasher and washer/dryer.
- **Dining Room:** The dining room comfortably seats 17 people (but we have had Christmas dinner for 24 in there!) and can be configured to a few different layouts.
- **Sitting Room:** The living room has comfortable seating for 12 people (more at a ‘cosy’ level) and a wall mounted Smart LED TV (please log in to your own content)
- **TV and Music Facilities:** 46" LED Smart TV with Netflix, Amazon, BluRay/DVD player, Humax Freesat PVR. Please bring your own Chromecast if you wish to cast to the TV.
- **Games Room:** The warm and sunny conservatory has various board games and books with additional seating for 8 people.
- **Heating and Open Fires:** Gas central heating throughout.
- **Bedrooms:** 10 double/king, 4 twins. 4 of the kings can be split into twins (upon request). All en suite.
- **Linen:** All top quality Egyptian cotton. Please note that we use feather duvets and pillows - some non feather are available on request.
- **Bathrooms:** All rooms have en suite facilities. All rooms have showers, there are no baths. Complimentary shampoo and shower gel are provided.
- **Children's Facilities:** Well behaved children are welcome. As are well behaved adults!
- **Outdoor:** We have a small private garden to the rear with various seating areas.
- **Swimming Pool:** 1 mile away. Crown Pools, 25m competition pool, leisure pool, kids pool.
- **Parking:** 11 car parking spaces on site (more with double parking). 2 x 7kw EV Chargers available (Tap Electric app required to use).

We are located in a pleasant residential area just over a mile to the east of Ipswich town centre.

### What's Nearby?

- **Location:** Ipswich, 1 mile to the west.
- **Shop:** Sainsburys Local, 20 seconds walk.
- **Food and Drink:** Not the nearest, but the best - The Fat Cat, a proper real ale pub with no TV, music, pool or juke box. Just talking and drinking.
- **Airport:** Stansted - 60 miles.
- **Train:** Derby Road - 1 mile. But we would recommend using the main railway station as there's a great bus service between there and Lattice Lodge.
- **Bus:** 20 yards! We have a plethora of buses and routes going past us.
