This large holiday house and cottages near Blandford Forum is perfect for families and large groups, with the handy option for couples to "get away" from the crowd and take refuge in their own self-contained accommodation. And we are dog friendly.

Launceston Farm is set on a beautiful working organic farm on the Dorset/Wiltshire border, within easy reach of the A303 and M3 and 40 minutes from the stunning Jurassic Coast beaches and water sports - a great choice for an active holiday, or for a special occasion weekend.

The Farmhouse has 6 en suite double bedrooms; all with stunning views over the gardens and rolling Dorset countryside. The kitchen is the perfect place to congregate for breakfast whilst the dining room easily seats 16 with doors out onto the sun terrace and BBQ area. Head to the family room to relax, with a huge corner sofa and buddabags, plenty of toys and books, and a selection of DVDs. The sitting room is a refuge for grownups with its open fire place and comfy seating.

Enjoy croquet and rounders on the lawn, send the children to explore the play orchard with its willow Tipi, or the dedicated toddler area with sandpit and mud kitchen. For rainy days, the indoor swimming pool will provide hours of entertainment for all ages.

The Bothy, a cosy apartment attached to the farmhouse, is on one floor whilst Flint, in a converted stable overlooking the renovated Victorian farmyard gardens, is on two. Both have a kitchen, sitting/dining area with flat screen TV and wood burner and a superking bedroom (also available as a twin). Flint and The Bothy each has a private courtyard with bateau bath "hot tub".

The old farm Workshop has been converted into a beautiful, light space with exposed oak beams and underfloor heating. There's a fully equipped kitchen, separate dining/treatment area, outside terrace, rustic tables and chairs and an integrated AV system with projector and screen. Available for weekend or day hire for meetings, workshops, yoga - please ask for info.

## Facilities

- **Dog Friendly:** A maximum of two dogs are permitted per property. Dogs must be kept under control as this is a working farm with livestock. Additional charge £25.
- **Accessibility:** The Bothy, a self contained appartment attached to the Farmhouse, has a ground floor bedroom.
- **Hot Tub:** The two cottages on site (each sleeping 2) have a private courtyard with outdoor bateau bath.
- **WiFi:** Hi speed fibre broadband available throughout the site.
- **Kitchen:** Breakfast table seats 12. Electric oven with hob and Aga, 2 dishwashers, 2 fridges with separate freezer and wine chiller. Microwave.
- **Dining Room:** Seats 16. Catering available on site or from recommended caterers for special occasions and parties.
- **Sitting Room:** Family room has comfy seating for 12. Selection of books, games, toys and DVDs, indoor Tipi and two buddha bags. Separate sitting room with open fire.
- **TV and Music Facilities:** 36" Smart TV in every bedroom. Family room 44" Smart TV with DVD player, sitting room 49" smart TV - both with Netflix. Sonos music system.
- **Games Room:** Selection of toys, books, DVDs, game console and games available in Family Room.
- **Heating and Open Fires:** Open fire in Family Room and Sitting Room. Central heating in farmhouse. Underfloor in cottages. Each cottage also has a wood burner.
- **Bedrooms:** 8 double bedrooms in total; 6 in the farmhouse (3 available as twins), 1 superking double/twin in Flint and 1 superking double/twin in The Bothy.
- **Linen:** All linen provided. Fitted sheet provided for travel cots.
- **Bathrooms:** Each bedroom has en suite shower and WC. 3 of the Farmhouse bathrooms have a roll top bath. Flint and The Bothy have an outdoor bateau bath.
- **Children's Facilities:** 3 travel cots, 3 high chairs, stairgates for the Farmhouse and Flint, booster seat, toilet seat, potty, stick blender, microwave, baby monitor.
- **Outdoor:** Fenced orchard with play fort, swings and willow Tipi. Toddler area with sandpit and mud kitchen.
- **Swimming Pool:** 12m indoor heated pool with sauna shared between guests in all three properties from 7:00am-8.00pm. There are scheduled slots daily for each property.
- **Parking:** Ample off road parking for all 3 properties.
- **Smoking:** Smoking not allowed inside the property. Permitted outside. Cigarette butts must be disposed of responsibly in the designated facilities.
