## About The Property

Le-Gro Barns has been renovated and styled in a modern and contemporary way to a 5 star standard. The barns are accessed down a quiet private drive in a peaceful location situated in 3 acres of grounds with the river Tanat running through the grounds. We have 1.5 miles of fishing on the river Tanat for you to try your luck.

With a have a traditional log burner for you to enjoy on the cosy winter evenings. You are welcome to use the charcoal BBQ  or fire pit with table and chairs for alfresco dining in the warm summer nights while taking in some of the beautiful sunsets and a glass of bubbly.

Situated within easy driving distance of Snowdonia National Park and many areas of outstanding natural beauty such as Lake Vyrnwy and Pistyll Rhaeadr Waterfalls. For the more energetic there is a plethura of hills and mountain walks for differing abilities. A golf course is in the next village where you can start in one country and finish in another.

Llangollen is a short drive away with it's canal, aqueduct and steam train. With castles and stately homes to visit as well as the medieval city of Chester and Shrewsbury town. For the more adventurous there is the longest zip wire in Europe and a giant trampoline inside a cave. We have quad biking, paintballing, mountain biking with many other activities to try locally.

Because Le-Gro Barns is situated in such a beautiful peaceful safe location you may just want to arrive and relax. You can come and do as much or as little as you want.

## Facilities

- **Dog Friendly:** We accept up to 2 medium sized dogs. Please refer to our online booking form for costs and terms and conditions for restrictions.
- **Accessibility:** The Ground floor has wide doors, level thresholds with bedrooms and bathrooms easily accessed.
- **WiFi:** Enjoy super fast fibre broadband WiFi. We have mobile phone coverage for most networks especially EE and T mobile.
- **Kitchen:** Bespoke fitted kitchen with a gas hob, electric oven, fridge freezer, wine cooler, dishwasher, microwave and washing machine. Tea and coffee supplied.
- **Dining Room:** Dining table and 12 chairs in the kitchen diner. There is crockery and cutlery for 12 people.
- **Sitting Room:** Spacious and comfortable lounge with a natural stone wall and seating for 12 on leather settees. 50 inch TV and a log burner.
- **TV and Music Facilities:** 50 inch TV in lounge and a 42 inch TV in one of the double bedrooms. There is a DVD player, an iPod dock and Bluetooth speakers.
- **Games Room:** There is no games room.
- **Heating and Open Fires:** There is a Scandinavian log burner in the lounge and underfloor heating throughout the whole building . Triple glazed windows and insulated walls.
- **Bedrooms:** 6 bedrooms in total, 2 are twin and 4 double. 3 of the doubles have en suite facilities. There is bespoke bedroom furniture in each room.
- **Linen:** Luxurious quality 400 count Egyptian cotton bedding is used. Each bed has a duvet and 2 pillows. White fluffy towels, 1 hand and 1 bath sheet.
- **Bathrooms:** 2 main bathrooms with a WC, bath and wet room shower, one is on the ground floor. There are 3 en suites with showers and WC.
- **Children's Facilities:** 2 cot beds (We do not supply bedding for cots).and 1 high chair and two stair gates.
- **Outdoor:** Charcoal barbecue and large Franneli fire pit area with seating. Luxury alfresco dining facilities for all to enjoy. River access with fishing rights.
- **Swimming Pool:** There is no swimming pool.
- **Parking:** Off road parking for 4 to 6 cars. Additional cars at request.
- **Smoking:** No smoking at all inside. There is an outside area to smoke.
