Set between some of the loveliest beaches of North Devon and Cornwall and the wild beauty of Dartmoor and with many attractions in between, Libbear Barton is in the middle of nowhere and in the middle of everywhere! However, without needing to get into your car, you can enjoy the heated indoor swimming pool, playground, soft play area, games room, fishing lake, 5 acre wood - and even a sauna and gym – perfect for every generation of the family or any age group looking to get away together.

Libbear Barton is perfect for large family celebrations – perhaps an anniversary or landmark birthday - but is also ideal for a group meeting or church getaway for up to 40 people. The Stables is an attractive, beamed events room and kitchen where groups can meet and eat and celebrate together. Please note that a group needs to include the farmhouse in their booking to be able to use The Stables due to its close proximity.

Toad Hall, the farmhouse, sleeps up to 16 in 7 bedrooms, whilst the cottages each have 4 double or twin bedrooms - each individually furnished and with its own character. Otter's Den offers open-plan living, Badger's House provides spacious rooms upstairs and down, Mole End is cosy while offering a large, well-equipped kitchen/dining room for up to 8 people. They each have their own garden with barbecue and trampoline. As for Toad Hall - the beautiful and spacious Georgian farmhouse – it is a wonderful combination of both elegance and comfort and the kitchen (which can seat everyone around the table) is complete with a cosy traditional Aga as well as an up-to-date American fridge. It is surrounded by lovely gardens and has a view of what we believe is the most beautiful oak tree in England!

Our brand-new petting farm adds a whole new layer of fun to your stay at Libbear Barton.

Come and collect freshly laid eggs from our friendly hens and ducks, stroke our beautiful miniature donkeys, and enjoy a cuddle with our adorable guinea pigs. Our animals are gentle, curious, and especially fond of little visitors — offering a hands-on, heartwarming taste of life on the farm.

- **Sitting Room:** The farmhouse has a comfortable sitting room and a more formal drawing room. Cottages have cosy sitting rooms. All with smart LED TVs.
- **TV and Music Facilities:** All properties have large smart LED TVs as well as a radio.
- **Games Room:** Shared well equipped games room with table tennis, pool table, air hockey, darts, bar billiards, and a soft play area.
- **Heating and Open Fires:** Central heating in all properties. Farmhouse has 2 open fires. Cottages all have wood burners (first basket of kindling and wood provided FoC).
- **Bedrooms:** Farmhouse: 4 doubles, 1 single, 1 twin and 1 children's 4 bed dormitory. Cottages have a combination of doubles, twins, bunk bed rooms.
- **Linen:** All linen and towels are provided. Guests need to provide their own pool towels.
- **Bathrooms:** Farmhouse has 2 bathrooms and 2 shower rooms. Cottages each have minimum of 2 bathrooms.
- **Children's Facilities:** We can provide most of equipment needed for young children: highchairs, cots, changing bins and mats, array of toys. Trampolines and soft play area.
- **Outdoor:** A playground with swings, climbing frame. A field for ball games. A beautiful lake and wild wood. 40 acres of beautiful countryside.
- **Swimming Pool:** Shared large indoor heated swimming pool.
- **Parking:** There is ample parking on the estate.
- **Smoking:** Smoking is not permitted in any of the buildings.

- Short stays of 3 nights minimum in low and mid season and 1 week+ stays in high season, 4 nights at Christmas/New Year. During high season, changeover day is Friday. We request a damage deposit for all visits payable 2 weeks before your arrival.
