## About The Property

Little Barton Hartland: Farmhouse sleeps up to 10 plus a baby under 2 & Cottage sleep up to 6 plus a baby under 2.

Set on the Hartland Peninsula, in an area of 'Outstanding Natural Beauty', Little Barton is surrounded by pasture and unspoilt landscape with magnificent views of the Bristol Channel/Lundy Island on one side and the Atlantic on the other. The area is ideal for people who enjoy swimming, surfing, kayaking, climbing and walking.

Together, or separately, the houses work well for family holidays, yoga and other retreats, workshops, green/outward bound activities. You can hear the sea at high tide from the large lawned gardens. The SW coast path and Speke's Mill Mouth beach only 25 minutes walk away. You can walk to Hartland village in 30 mins, partly through the woods.

Little Barton is run on eco/organic principles, with careful planting to encourage insects and birds. Recycling is important and the use of single use plastics/packaging is discouraged. No smoking is allowed inside the buildings. We have our own treated water supply and eco sewage plant.

Little Barton Farmhouse is a spacious, Victorian family house retaining most of its original features, surrounded by unspoilt countryside, sleeping 10 in 5 bedrooms. The Farmhouse kitchen is equipped to cater for large numbers with a table for 16 in the sitting room.

Little Barton Cottage is located in the courtyard of traditional stone/slate buildings to the rear of the Farmhouse and sleeps 6 in 3 bedrooms.

The original 45ft barn with big, half glazed French doors has a maple sprung wooden gym floor, suitable for workshops: movement and dance/yoga/rehearsals/business training. Use of the barn, including ping pong,  is by specific arrangement.

A wide range of locally sourced, seasonal food is available in the area, with a Farmer’s Mkt in Hartland on the first Sunday of the month or Bude, every Saturday morning. Marshford's Organics offer click/collect (25 mins drive).

In house sports massages can be booked.  Please ask.

Dogs are welcomed, but only in the kitchen in either house. Please ask first.

- **Dog Friendly:** Dogs welcome in the kitchens, kept there with a dog gate. Max 2 dogs per house. Please ask first as some dogs may not be suitable. Sorry, no cats.
- **Accessibility:** Downstairs bedroom next to a bathroom in the farmhouse; please ask before bringing visitors with specific needs/mobility issues to ensure appropriate.
- **WiFi:** Free BT unlimited WiFi in both houses. Mobile phones work well from upstairs.
- **Kitchen:** Old fashioned, well equipped kitchens in both: dishwasher, w.mach, big fridge+freezer. Fhse: set up for 16: range cooker/2 ovens. Lge walk-in pantry.
- **Dining Room:** F/hse: long table in red s/room seats 16, next to open fire. Round table in kitchen for 8/10. Cott: kitchen table for 6.
- **Sitting Room:** F/hse: 2 south facing sitting rooms with fires, small study upstairs. Cott: sitting room with Clear View wood burner. Lots of books and games.
- **TV and Music Facilities:** Flat screen TVs/DVDs in both houses. Fhse and cott: old fashioned radio. Pianos in both houses (old and battered!). Rehearsal space in barn.
- **Games Room:** 45ft traditional barn with large half-glazed doors and new sprung maple floor. Suitable for yoga, movement workshops, business groups, rehearsals.
- **Heating and Open Fires:** Full modern central heating in both houses. Clear View wood burners in both houses and open fire in the farmhouse dining area in red sitting room.
- **Bedrooms:** F/hse: 3 kings, 1 single/double futon + bunk for 2 kids, 1 triple (s/king+1), travel cot. Cott: 1 king, 1 single, 1 triple (s/king+1), cot.
- **Linen:** All linen and tea towels provided. Please bring bath and beach towels, and baby bedding. Eco products for cleaning/washing provided.
- **Bathrooms:** Farmhouse: upstairs family bathroom & small shower/loo; downstairs lge shower bathroom. Cottage: downstairs bathroom with bath and separate shower.
- **Children's Facilities:** Lots of space for outdoor games: lge lawns for both houses. Board games indoors. 1 cot + 1 travel cot, 1 high chair, fire guards, books, games.
- **Outdoor:** F/hse: lge enclosed gdn + lawns. Cott: lge garden. BBQs, dining area with tables/chairs/deckchairs in both. Wildflower meadow/small wood. Green lane.
- **Swimming Pool:** No swimming pool, but there is a beach within 10 mins drive. Wonderful high tide swimming at Hartland Quay.
Lots of swimming beaches to choose from.
- **Parking:** Parking for 6 cars, overspill on grass verge of track. Max 18 cars when dry. No facility to charge electric cars but possible at Resurgence Centre.
- **Smoking:** No smoking/vaping anywhere inside buildings. It's fine to smoke/vape outside, discreetly.
