## About The Property

Llwynfor is what we dream about when planning a stay by the sea. Friends and multi generation family groups will just love the open plan design, enormous picture windows, patio doors and glass walled balcony around the outside decking, allowing full access to the most sensational Llyn views. It's a popular house in any season with lots of local coastal path walks, miles of sandy beaches, safe bathing and fresh Welsh air. Facilities like the covered luxury hot tub, games room and twin fronted wood stove make it a fantastic choice for mixed groups looking for a weekend, or longer, of rest and relaxation with loved ones.

The kitchen is well set up for groups, making cooking for 14 painless and sociable. 2 ovens, 2 dishwashers, 2 kettles, 2 toasters - the owners have thought of everything to accommodate a large group. If you don't fancy cooking, hire a private chef! 2 spacious lounge areas with leather sofas and smart tv's provide ample social areas. Outside the patio is perfect for morning coffee or evening drinks and long conversations over a glass of wine. The games room, gas bbq and large hot tub provide in house entertainment. EV charger on site. But this house is all about the view - from Eryri to Cardigan bay - the view stretches for miles and gives you an instant feel of relaxation.

Bedrooms are spacious. The ground floor family room with ensuite wet room is ideal for anyone who might find the stairs a bit tricky. A combination of kings, a double and twins provide choice and privacy for guests who prefer not to share. There is 1 ensuite, 3 family shower rooms and 1 family bathroom with a beautiful modern freestanding bath.

National Trust's Plas Yn Rhiw is nearby, a lovely manor house with beautiful sheltered gardens and fabulous tea room. Porth Neigwl (Hell's Mouth Beach), is a definite must visit for a day at the beach and opportunities for surfing - this beach can be seen from the house. Aberdaron is the start point for a boat service to Bardsey Island, to follow the paths of saints and experience amazing marine wildlife. Eryri can be reached in less than an hour for a walk up to the highest peak or to participate in thrill-seeking adventure activities.

- Check in from 4pm, check out by 10am. 2 nights minimum. Up to 2 well behaved dogs are allowed for £30 per stay. They must not be left alone in the house. Changeover days usually Friday and Monday. 40% deposit required with balance 10 weeks before stay. EV charger on site.
