## About The Property

Both grade II listed barns are full of character, flooded with light, and with contemporary, luxurious interiors.

The West Barn contains the meeting room, with a separate mezzanine area. Facilities include modern full HD projector, 2.6. sqm screen, amplifier and speakers, WiFi (we are in a village but internet speeds are approx 30 Mbs), Sonos with Spotify premium, PS4, table tennis, table football.

Accommodation is in the Long Barn, along with a high spec kitchen, and two living spaces which can be used for break-outs. We can also arrange additional accommodation for you in the village, should you require more than 7 bedrooms. There is off road parking for approximately 8 cars.

After 30+ years in the corporate world, we have a pet hate for high cost add ons that some places charge; flip charts, pads etc, tea, coffee, water, home made cakes are included in the price we quote you.

Catering can be tailored to your needs; the Moors Inn (great food and with a separate restaurant, along with a private dining room for 14 ) is 2 minutes walk away. Alternatively external caterers can be arranged for you or you may want to self cater in the Long Barn’s kitchen.

Outdoor spaces are perfect for break-out groups/team building exercises. We are happy to arrange specific exercises/activities for you. We have a wealth of corporate experience as detailed in our Linked In profiles and between us can provide ice breakers, team building and coaching sessions for you. Jackie is currently CEO at Hull University Union, and Ian runs the business full time, having previously been the Marketing Manager at the leading medical equipment company, Carl Zeiss.

## Facilities

- **Dog Friendly:** Well behaved dogs are welcome - please contact the owners to discuss.
- **Accessibility:** Beds 1 and 2 are on the ground floor with only a couple of steps.
- **WiFi:** Free WiFi and plug in internet in all bedrooms.
- **Kitchen:** 5 ring induction hob, 2 separate ovens and a built in microwave. 2 dishwashers, 2 drinks coolers large fridge freezer, instant boiling water tap.
- **Dining Room:** Galleried dining room with tables seating 14 and a Sonos music streaming system connected to Spotify Premium controlled with a Samsung tablet.
- **Sitting Room:** 6 comfortable sofas allows you all to gather together. These are a mixture of Harris Tweed and leather and there is a modern wood burning stove.
- **TV and Music Facilities:** TVs in all bedrooms, large ultra HD TV is in the living room with a Sony PS4 (plays Bluray and DVD) and Sky HD. Multiroom Sonos music system.
- **Games Room:** Large double height, underfloor heated barn adjacent to The Long Barn, with table tennis, table football, sound system and PS4 with projector.
- **Heating and Open Fires:** The property is heated by a large biomass boiler which provides constant hotwater and heat when required. Living room has a wood burning stove.
- **Bedrooms:** Beds 1, 4 and 5 have zip-and-link beds so can be either a Superking or two singles. Beds 2, 3, 6 and 7 have King size beds. All bedrooms en suite.
- **Linen:** High thread count cotton sheets, large fluffy towels and bathrobes provided.
- **Bathrooms:** Beds 1, 2, 4 and 6 have baths with a shower above. Beds 3, 5 and 7 have walk in showers.
- **Children's Facilities:** Cots and high chairs are available on request.
- **Outdoor:** The courtyard is south facing and a perfect place for relaxing, with an outdoor table which can easily seat 16 and a gas barbecue.
- **Parking:** Off road parking is available and no gate to open as we have a cattle grid.
- **Smoking:** No smoking within the property and all rooms have a linked smoke alarm system. Smoking is allowed in the courtyard.

Appleton-le-Moors is the sort of village where sheep wander freely through the streets and occasionally decide the road is a good place for an afternoon nap. Life moves at a gentler pace here, yet the village is only a few minutes from the A170, making it easy to explore the North York Moors, Yorkshire coast and nearby market towns.

Many guests find they use their car far less than expected, with beautiful walks from the door, a village pub just five minutes away and plenty to enjoy close at hand.

Kirkbymoorside is just 5 minutes away and has supermarkets, independent shops, cafés and pubs.

The Moors Inn is a 5-minute walk from the front door and is a favourite with guests. Serving good food, local ales and hand-pulled beers, it’s popular throughout the year so booking ahead is recommended.

Walks begin directly from the barn, taking you through woodland, across open moorland and into neighbouring villages, while the Yorkshire coast, Castle Howard, Rievaulx Abbey and the market town of Helmsley are all within easy reach.

Malton railway station is around 20 minutes away, with direct connections to York and onward rail services across the UK. Leeds Bradford Airport is the nearest airport, while Manchester Airport also offers convenient rail connections via Malton.

- **Location:** Kirkbymoorside is only 5 minutes drive from the village and there are plenty of beautiful market towns nearby.
- **Shop:** The nearest shops are in Kirkbymoorside.
- **Food and Drink:** The Moors Inn is a few minutes walk from the front door; they serve good food and beer and are increasingly popular so booking a table is recommended if you fancy eating there.
- **Airport:** Leeds Bradford is our nearest airport but you can also get trains from Manchester airport to Malton which is only 20 minutes away.
- **Train:** Malton is the nearest station which links quickly to York for an intercity service.
