Keld Barn sleeps up to 8, all en suite plus a family bathroom
Brockram Barn sleeps up to 8, 3 en suite and 1 next to family bathroom

The barn can be rented as a whole or each unit individually, but please note there are no interconnecting doors.

The old barn doors are fully glazed, and with large bi-fold doors and large sky lights in the roof; the barns are light and spacious, offering beautiful views out. Underfloor heating is provided by our ground source heat pump.

Each barn has a large open plan kitchen diner with a log burner, table football and a selection of board games to allow for traditional family entertainment.

The barns have their own gardens, five seater hot tub, and barbecues, and a shared fire pit. Many of our guests enjoy toasting marshmallows and star gazing around the fire. The farm track is 0.5 miles long and is ideal for young children to ride their bikes up and down or go on short walks.

7kW EV chargers are now available, these are charged as per your useage.

Walking directly from the property is easy with the new Pennine Journey passing the entrance to Low Ploughlands. The surrounding area also allows you to access the Pennines, Yorkshire Dales, Howgills and eastern fells of the Lake District. The new Yorkshire Dales National Park boundary is only 3 miles from the barns. There are also plenty of family friendly local walks including a short walk from the front door down to the River Eden where you can skim stones or let your children fish with the nets provided.

For those who love fishing, day tickets can also be purchased in the local post office to fish along the Eden that passes close by - an easy walk allowing you to spend hours or just nip down for a quick fish.

In spring the moorland nesting birds such as curlew, lapwing and oyster catchers fly in and can be seen in the fields around the barn. There are many other birds that pass through on their migrations and are a joy to see.

Accessibility

4 ground floor bedrooms, but the showers although large are not fitted with disabled access in mind. There is a step down into the living area.

Hot Tub

2 x hot tubs seating 5 people, in the gardens of Brockram and Keld Barns.

Superfast WiFi provided throughout the building.

Kitchen

Each kitchen includes an electric range cooker with 5 hobs and 2 ovens, an American style fridge freezer, microwave, toaster and dishwasher.

Dining Room

Keld Barn has dining table to seat 8. Brockram Barn has a table that can extend to seat 16 people. There are also gate leg tables and benches.

Sitting Room

Soft seating for up to 8 plus benches that can add more seating. Equipment inc. log burner, TV, DVD player, sound bar, football table, board games.

TV and Music Facilities

TV and DVD player in sitting room, along with a sound bar that links via Bluetooth to devices. TVs mounted in each bedroom.

Games Room

No dedicated games room, but football table in each sitting room and a table tennis table outside Brockram Barn. There is a selection of boardgames.

Heating and Open Fires

Underfloor heating on ground floor, with radiators on first floor. Log burners in both sitting rooms.

Bedrooms

Keld: 4 bedrooms all en suite plus family bathroom. Brockram: 4 bedrooms, 3 en suites and 1 bathroom. Includes 4 zip and link beds can split into twin

Linen

Bed linen is provided and included within the costs, along with 1 bath sheet per person and 1 hand towel per room.

Bathrooms

Keld and Brockram Barns both have 1 family bathroom which includes a large shower and a stand alone bath. 7 of the 8 bedrooms are en suite.

Children's Facilities

We can provide 2 high chairs, 2 travel cots and stair gates. We also provide plastic bowls and spoons for children.

Outdoor

Both Keld and Brockram Barns have a garden, outside seating for 8 each, and barbecue. A stone fire pit, hot tubs, and bike shed.

Electric Vehicle Charging

3 x 7kW EV chargers on site next to parking area. Re charged at end of stay at current p/kwH rate.

Parking

Parking for comfortably 8 cars, and a minibus can easily access the property but a coach would not get down the farm lane. 7kW EV chargers provided.

Smoking

No smoking inside, plant pots provided outside for cigarette butts.

Booking Information

Check-in is after 4 pm, check-out is by 10am.
Changeover days are Friday and/or Monday. Stays are for minimum 2 nights.
25% to be paid to confirm booking, the final payment is to be paid 8 weeks prior to your stay.
£500 refundable damage deposit taken or held on a card.

Set down a farm lane, far from the main road, this secluded spot is within the Eden Valley with views along the Pennines and down to Nine Standards and Mallerstang valley. The Pennine Journey national walking route is outside the gate.

10 minutes drive from Kirkby Stephen, 15 minutes drive from Appleby in Westmorland.

Kirkby Stephen is 10 minutes away and has a Co-op, butcher, green grocer and newsagent along with coffee shops, cafes and pubs. Appleby is about 15 mins drive, and also has many delightful shops.
Co-op Kirkby Stephen; supermarkets do deliver to this address (Sainsbury's, ASDA and Tesco), we also will unpack it for you on the day of your arrival if it is delivered between 10am and 2pm.
