## About The Property

Sleeps 17 in the farmhouse plus 10 more guests in two smaller properties at the same location*, on a large working farm on a country estate extending to 500 acres:

This Georgian period farmhouse is wonderfully secluded with views across farmland onto the coast beyond, a leisurely stroll along our private lane leads you to the fabulous Northcott Mouth beach, superbly deserted in the winter or you can swim, surf or just laze on the beach in the summer months. The local pub is also just 1/2 mile away.

From Northcott beach you can walk the Atlantic heritage coast along to Sandymouth or, if you are feeling extremely energetic, to Duckpool or in the other direction walk to the local town of Bude with its 2 blue-flag beaches.

The farmhouse retains bags of individual character and boasts 9 bedrooms. You will love our large and fully equipped kitchen with its original flagstone slate flooring which has been shaped over time, and its double range oven, ideal for putting together the 4-course meal you’ll be enjoying around the large dining table. And then head to the games room for a game of pool.

Northcott has 3 lounges, the smallest being in the annex, above which is a double bedroom, with original wooden beams. One lounge overlooks the garden, large 42" Smart TV. The second has a wood burner, large 42" Smart TV, and French patio doors leading onto the patio with own barbecue during summer months, from where you can enjoy a stunning view down the valley to to the sea beyond. And there is a hot tub too!

As well as farm animals there are also smaller animals eg ponies, goats, pigs.

## Facilities

- **Dog Friendly:** We welcome up to 4 well behaved dogs at the additional charge of £20 per pet per stay payable on arrival.
- **Accessibility:** There are 3 bedrooms, a bathroom, shower/WC on the ground floor along with all communal areas, accessible via patio doors in lounge.
- **Hot Tub:** 6 x berth hot-tub.
- **WiFi:** Free wireless broadband.
- **Kitchen:** Fully equipped spacious kitchen with double range oven, microwave, large larder fridge/freezers, dishwasher, washing machine and tumble dryer.
- **Dining Room:** Large dining adjoining kitchen with table seating 17 with large wood burning stove (free log supply).
- **Sitting Room:** Three comfortable sitting rooms. One with wood burners.
- **TV and Music Facilities:** Each lounge (2 plus the snug) has a 42" Smart TV, DVD player on request, CD/Hi Fi (with iPod plug in lead) in kitchen.
- **Games Room:** Games room with pool table.
- **Heating and Open Fires:** Full central heating and 2 large woodburning stoves.
- **Bedrooms:** On the first floor five bedrooms; two family en-suite (sleep 3), 1 single and 2 doubles. Ground floor 1 twin and 2 singles, 1 annex with double room.
- **Linen:** All bed linen included, plus bath towels. Guests are asked to bring their own towels for the hot-tub/beach/swimming
- **Bathrooms:** 3 bathrooms and 4 en suites throughout the house.
- **Children's Facilities:** We can provide cots, high chairs, bed guards & booster seats by prior arrangement.
- **Outdoor:** Hot tub, large gardens with children's play area, picnic tables & BBQ. Animals to visit (ponies, donkey and; pigs)
- **Swimming Pool:** We have a swimming pool and facilities 4 miles away at Court Farm, Marhamchurch. Pool available to book for 45 mins/day exclusive use.
