## About The Property

Lucasland Holiday Cottages sleeps 18 guests in 3 cottages, each sleeping 6 but only ever let to one set of guests at one time.

The complex is made up of barn conversions which have been renovated and sympathetically restored into 3 self contained cottages, each sleeping 6; the cottages boast many original features such as beamed ceilings and chalk walls, along with all the comforts of modern living.

On site, there is a traditional Pub for your exclusive use! Boasting a pool table & dart board. We can order 11 gallon kegs of beer on your behalf from £1.73 a pint and have them fitted ready for your arrival; so you can even pull your own pint!

Reached by a private gated entrance and surrounding a communal courtyard, each cottage has 1 en suite double bedroom, a further double and a twin, and a family bathroom.

The open plan living/dining/kitchen areas are complimented by flat screen TVs, feature fireplaces including wood burners. The dining area has seating for 6 and in the kitchen are all the essentials including cooker, fridge, freezer and dishwasher.

The communal courtyard is home to an 8 seater hot tub - perfect for sitting back and relaxing in for an evening!

Other facilities in the secure courtyard area include a built-in barbecue, garden furniture and a communal laundry room.

The complex is situated just off the village square where you can find good local pubs, butchers, fish and chips, deli and local supermarkets.

Currently our insurance will not cover for any EV charging via our properties domestic sockets and therefore these must be recharged at a designated EV charging point.

10 minute drive to the beach and within a short drive of the seaside resorts of Scarborough and Filey.

Walking or cycling routes are in abundance along the coast, so there is plenty to do. There are also a selection of local golf courses within reach if you want to bring your clubs.

## Facilities

- **Dog Friendly:** Up to 2 dogs may be considered at a fee of £60 per pet. We do ask that dogs are not let into sleeping areas, on furniture or are not left unattended.
- **Accessibility:** Disabled friendly bedroom with its own disabled wet room facilities.
- **WiFi:** WiFi throughout.
- **Kitchen:** In the kitchen you will find all the essentials including cooker, fridge, freezer and dishwasher.
- **Dining Room:** Seating for 6 in each dining area. 18 can dine together in bar. Pub/bar is for exclusive use of guests. Kegs of beer can be ordered and set up ready.
- **Sitting Room:** Sofa space for 6 in each cottage, with flat screen TVs and feature fireplaces, with wood burner.
- **TV and Music Facilities:** The living areas are complimented by a flat screen TV with Freeview channels. Sky TV Signature package in the pub.
- **Games Room:** The bar area boasts a pool table, dart board.
- **Heating and Open Fires:** Central heating throughout and each cottage has a log burner in the lounge.
- **Bedrooms:** Each cottage consists of two double bedrooms and one twin bedroom.
- **Linen:** All linen and towels are provided. 9 additional hot tub towels are also provided.
- **Bathrooms:** Each cottage has one en suite and one family bathroom. There is also a WC in the bar area.
- **Children's Facilities:** High chair and travel cot available.
- **Outdoor:** Other facilities that can be found in the secure courtyard area include a brick built barbecue, garden furniture and a communal laundry room.
- **Parking:** There is ample parking outside as the complex sits at the rear of the village square.
- **Smoking:** This is a no smoking property.
