## About The Property

Located at the end of a private lane on the bank of the River Monnow in a 2 acre plot, yet only a 10 minute walk into the heart of the beautiful border town of Monmouth, the Manor offers the very best in combined town and country group self catering in the picturesque Wye Valley.

Indoors there's more than enough space to sleep 24, with a couple of cots for the under 3's, and 7 of the bedrooms have their own bathroom, while 4 share two others. The ground floor houses an easy access twin room (11) with it's own loo and shower room nearby and there's an ensuite twin (10) which is accessed from the ground floor via 4 wide stairs with handrails either side.

The Great hall has underfloor heating, satellite TV, DVD player and music system, while the dining room comfortably accommodates 24 round the table and the kitchen/breakfast makes entertaining a breeze.

On site, there's plenty to keep everybody amused: a games room with table tennis, pool, table football and more; a hot tub to unwind after a day's walking, canoeing or cycling in the nearby Wye Valley and Forest of Dean; a well equipped playground; a barbecue area and plenty of outdoor seating where you can relax and listen to the River Monnow slowly wind its way downstream to join the River Wye. The nearby facilities are superb: 10 minutes walk will take you to a half a dozen excellent pubs, an organic restaurant, an Indian restaurant, and the Monnow Trail for fantastic walking.

5 minutes drive will take you into the heart of the Forest of Dean with its staggering array of activities for people of every age and interest. If that's not enough, you're only 10 minutes drive from Symonds Yat, and Ross on Wye, with numerous award winning options for dining out.

- **Accessibility:** Ground floor is accessible via ramps. Twin Bedroom on this level too. Nearby Shower with 200mm step up and loo but no wet room.

- **Kitchen:** 2 gas double ovens, 2 gas hobs, 1 electric single oven, 2 dishwashers, 2 fridges, big freezer, washing machine, 2 microwaves.
- **Dining Room:** Large and full of light, just made for entertaining, sit in comfort round one big dining table large enough to seat 24 in comfort.
- **Sitting Room:** You'll be blown away by the Great Hall - big, comfy and light with a minstrels gallery and access to the terrace and river and a woodburner and tv
- **TV and Music Facilities:** Smart TV, DVD player, Ipod dock.
- **Games Room:** Large wood floored games room with table tennis, pool, table football and assorted childrens games.
- **Heating and Open Fires:** Underfloor heating throughout with an additional radiators. Woodburner in Great hall for additional heat on cold days
- **Bedrooms:** 11 bedrooms: 1 family (double and twin), 4 doubles, 6 twin (2 on the ground floor).
7 of the bedrooms are en suite, 4 share 2 further bathroom/wc's.
- **Linen:** All white cotton, all provided, except for cot bedding - please bring your own. Towels provided too but please bring own hot tub towels.
- **Bathrooms:** Shower rooms to 6 bedrooms.
4 and 5 and 8 and 9 share a bathroom each.
11 has its own shower and loo, not en suite but nearby.
- **Children's Facilities:** Cots available. Please bring your own bedding.
- **Outdoor:** Large garden, riverside frontage, patio, ample garden furniture, fenced gardens.
- **Swimming Pool:** No pool but wild swimming in the river 100 yards away.
- **Parking:** Space for 10 cars.
- **Smoking:** Not in buildings please.
